Please be as detailed as possible when describing the purpose (listing, divorce, probate, etc.) of the appraisal and also when describing the property (age, approximate sq.ft., design/style, lot/acreage size, any upgrades, etc. ) to be appraised. If you have a County Assessor Tax Map ID #, please include it also.
If they have an Open House, visit those homes and take notes of what they've done to prepare it for listing purposes. And while this may seem like a bit of overkill, having to go check out the competition, that is exactly what you are doing and chances are, the appraiser will use comparable properties that have been "property prepped" and/or "staged".

I had Steve do an appraisal on my house in Pendleton. He was friendly but professional and was great to work with. He gave lots of helpful thoughts and ideas on the house, he worked with my schedule and provided a thorough report.
I called and spoke with him after I got the report and he took as much time as I needed to answer questions and give more ideas and suggestions. I will definitely use Steve the next time I need an appraiser.

Steve knows what he's doing; he is very personable and knowledgeable, and the resulting appraisal was professionally done, easy to read and understand. A lot goes into an appraisal and one wants to make sure that it's accurate. Steve did an excellent job in articulating his thinking and methodology. I feel confident that his work reflects the true value of the home he appraised for us.

I was pleasantly surprised as to the actual value of my home. Realtors come in and give you values they feel will get them a new listing .
