Escrow is a way of transferring a real estate property using a neutral third party. It can service a Contract for Deed or a Trust Indenture with a Promissory Note between a Buyer and a Seller. Complete accounting of monies paid and accurate records of all payments to the loan including accurate calculation of interest and principal reductions, balances, late charges, daily interest, due date tracking, etc.

Closing the real estate transaction is basically the investigation made or actions taken by either a title agent or title attorney before the actual issuance of the title policy. There are five basic steps that usually followed in somewhat the same order in every real estate transaction.
