If you already have an Architect or Engineer you prefer to use, no worries, we can help with any aspect of the design process. In addition to our standard design services, we also provide design Project Management services and Construction Administration services.

ENGenious LLC is committed to working with our clients to ensure that we understand their unique project needs and that our team recognizes the design requirements for all aspects of the project. We know that identifying the client's goals, as well as knowing the regulatory constraints and constructability of a project are the most important steps in performing a successful project.
We provide full construction drawing sets that include plan drawing sheets, detail sheets, and structural specifications. Our drafting documents not only insure an expedited building department review but are vital to insuring the structure is built correctly to mitigate any future serviceability issues or project delays.
We start with an initial Design Questionnaire. The questionnaire will cover a majority of questions we may have for you, or you may have for us. This will set the stage for an initial meeting where we can get to know you and for you to get to know us. We will review the questionnaire answers and build a game plan for the Architectural Design.

This large custom home resides in an established golf course community with strict HOA design standards. ENGenious was tasked with meeting these standards as well as ensuring that the design would not be dated to past Architectural norms. This property backs up to multiple fairways and lakes, which made a key design to have as much of the home accessible to these views.
