Louie Properties, Inc. was established in the year of 2006, by husband and wife power team Ron and Ching Louie. Together they saw the need to have a dedicated and comprehensive property management company within the community. Their goal is to apply their experience and knowledge in the field of real estate and property management to help their clients to enhance their investment.

Ching Louie is a veteran in the real estate industry accumulating over 30 years experience of commercial/residential/land real estate sales and leasing with Coldwell Banker & RE/MAX. Prior to her career in real estate sales, Ching Louie was a successful agent for a property and casualty insurance company, such as Transamerica and Allstate.

We offer a wide variety of management services including Rental Property Management, Commercial Property Management, Homeowners Association Support, and Real Estate Sales.
The Louie Property management team takes a hands on approach to property management. We recognize that every property and property owner is unique and cater our services accordingly to meet the needs of the property and property owner. Through our result driven approach and never-ending aim for improvement, we strive to provide outstanding value and service to all properties we manage.
At Louie Properties, we can also provide the experience and expertise to equip full Homeowner's Association management and support. Our services can be tailored to met the specific needs of the HOA. We have extensive resource in financial planning, maintenance, grounds keeping, and asset management.
We do take both income and credit score into consideration when consulting with owners for approval. No, there is no set credit score required, and no, there is no income requirement. We look at the whole package; i.e. if an applicant has sufficient income, good overall credit history, no late payments, job security, and is a well rounded applicant.
Louie Properties offers a competitively priced fee structure that varies between 4 to 10% of total property income. Proprietary metrics developed by the leasing team at Louie Properties will assist in thorough research on current market rates and comparables of vacant units nearby.

Attentive, responsive, courteous, and above all, professional. I've dealt with many PMs both personally and professionally and this team is a cut above. Cheryl is always a pleasure to deal with and someone from this group is actually available after hours.

Louie Properties took over our complex's affairs about three months ago and as a tenant, I couldn't be happier with their service.

Cheryl contacted us to support her for a project at one of their buildings. She and the entire team made setting up the job and accomplishing the work very easy primarily because of their good communication and that they stick to their commitments. Louie Properties-where to begin..

My apartment in Pasadena was managed by Louie Properties. I lived there for two years. First year seemed to go "ok". Second year- not so much. I'd like to believe my situation was more of an owner problem than a management problem, but I can clearly tell you that the individuals who run and work at Louie Properties lack basic professionalism.

I lived in a mid-century unit with "wall units" for ac/heat in Pasadena. Very cheap wall units. The units broke during the coldest time of the year- December/New Years (it also broke multiple times

This sorry excuse of a property management company isn't even worthy of one star to be honest. All of the 2+ star reviews must be submitted from their friends or family.

First and foremost, this review is coming from the perspective of a property owner. If you are a tenant looking for a lax, lazy, and incompetent property manager who won't be riding your a$$ over a late payment or a violation you're on the hook for, then I suppose you've hit the jackpot with this one?

The level of incompetence of Ching Louie and her staff are unheard of, even in this business. I can speak both as a property manager and from tenants'. Ching and her staff have NO CLUE what they are doing. You can call or Email 100 times -- you won't ever hear back. Worse, she took a template from a tenant to create a contract with the landlord that is so skewed in favor of the tenant (unilateral clause to renew for 15 years at well below market rate only at the tenant's discretion?!). And their so-called lawyer is a joke that my kitten could outsmart. They will take whatever is

As one of the tenants at the property being managed by Louie Properties, I can only say great things about the company. Prompt responses to any maintenance issues as well as any other tenants' concerns. Office staff is very polite, courteous, and caring.
Cheryl takes all of the maintenance issues and tenants' complaints personally, works hard to resolve them ASAP and wants to make sure we are comfortable and in our homes. I can say the same about the workers they hire, every maintenance worker and handyman I've met so far is fast, polite and knows their job well.

We are so thankful that Louie Properties has helped us as a renter, buyer and now as a Landlord.
First We were a renter who needed an agent to look over the contact as we were not familiar with those lengthy forms after 20 years overseas. WARNING!! Louie Properties is a wolf in sheeps clothing! Ching Louie smiles and lies to your face, promises you one thing, and then goes behind your back and does the exact opposite! My apartment was flooded from their upstairs unit and they NEVER fixed it! I've been displaced for 6 months! The roof caved in on my bedroom, my bed, nearly all of my personal belongings. There is no Bedroom ceiling, Kitchen Ceiling, and the bedroom walls, kitchen walls, and the bathroom walls need to be fixed. We sold our house in San Gabriel last year through Louie Properties. We live overseas and really needed professional and trustworthy advice during the process. Louie Properties deliberately and illegally withheld information about a tenant who lived at one of the properties they manage. Ching Louie would would take extreme measure such as not allowing me in the office, blocking my phone, and avoiding me at any cost. If you have a problem with Louie Properties I suggest hiring the most aggressive real estate attourney and joining together in a class-action civil suit and making Louie Property lose as much time and money as possible with the option of having their business license revoked.

After my own personal experience with them and reading the Yelp reviews in hindsight; I believe dodged a bullet. Everything the bad reviews are stating are simply true (they wanted me to put down an obscene down payment [probably in an attempt to steal it later], and are dishonest/unresponsive at best). Absolutely unprofessional. If housing was not at the price it is in LA, I cannot imagine how they would be in business; simply too much competition to be that obscenely bad. That's fine, I'll live elsewhere without having to worry about them.

I looked over the all the reviews and I guess I got lucky. I have been a client of Louie properties for over a year now and never had any problems.

Every time I come into the office I'm always greeted with smiling faces. Everyone is prompt and diligent in their work, and always cheerful.

I had called in inquiring about a space I wanted to lease, and was able to view the space the next hour! I had submitted my application and heard from them the very next day! I had the keys to my new space within that same week. They were VERY prompt and kept up with me right away.

Whatever people said about this company was 100% true. I don't know how could they stay in business for that long. They are unprofessional and lame. Even if they told you they would call you after getting your application, but the truth is: they won't! You are on your own and make all the phone calls to make sure you are on the right track... I do leave great reviews if the service is good. But this one, no! Worst experience ever! And for people that moved to one of their places, be careful when the time you move out. I called Louie properties on a listing that I saw on Trulia. Eric was the agent that was listing the property and I made an appointment to meet with him at the home. My husband and I were interested in leasing the home after viewing it and sent in our application. Eric told us that he would get back to us within a day or two and we didn't hear from him at all.
