The first step in determining if property management is right for you is to perform a market analysis to set the rental price range. If that price range is acceptable, we then will review and sign the paperwork and onboard you as a new owner client. The Manager will then make suggestions on how to get the property ready for showings.
1. Income to Rent Ratio - Most of our properties require a verifiable net income of three times the rent per application group. 2. Credit Score - Owners prefer credit scores over 600, but credit score alone is not a reason for automatically denying an applicant. 3. Bankruptcies - If an applicant has a bankruptcy they would need to be manually reviewed and would not necessarily result in an automatic denial.
We want to make moves as easy as possible for our residents. 1. Resident Agents should complete their resident agency agreement prior to showing our properties. 4. The application process typically takes 2 business days. Applicants have 5 calendar days to provide the required documentation or the applications will be canceled. We charge a Risk Mitigation Fee to all residents upon move-in.
