Bruce quickly learned the value of eliminating irresponsible tenants and improving properties efficiently to attract better and better residents. He eventually found it impossible to maintain a full-time job, his own growing portfolio, and a tenant screening company (Choice Tenant Screening) that he sold in 1999, so he quit his full-time job to do part-time work and to run his properties full time.

We can contact several companies and get a better price in the marketplace, a benefit to you. Our staff can perform the regularly scheduled maintenance of the grounds and common areas. We will be available to do any work for you at our standard $45.00 per hour plus materials. We also have an emergency number for after hours & weekends at a cost of $80.00 per hour.

L&B management and staff have made living here hell. Even speaking with the owner Bruce about poor treatment from staff and lack of providing any form of service, he says doesn’t have the time to deal with it. Kim is very rude and unhelpful. Myself and most other residents don’t even call with issues just to avoid speaking with her. There are safety concerns and many other complaints that aren’t able to be addressed and anyone that lives here just has to deal with it unless you’re buddies with HOA. I was warned of this by a neighbor when moving in. Bruce & Staff, I would be embarrassed

My condo association loves L & B. We now have a surplus in our budget, and we have been able to make some necessary repairs, as well as some upgrades. With the help of L & B we have been able to get contractors easier, and bids in a timely manor. L & B has been a great asset. We appreciated all their hard work on our behalf.

L & B is a great company to deal with, very professional: I have dealt with (Bruce, Robin & Jason) over many years, and they really do care about the tenants. I've work with literally dozens of management companies and what is forgotten is L & B does not hold the purse strings and must get approval before trimming the trees, etc. they are held accountable by the board of directors, but often get criticized online for the boards slow response or lack of funds to make all property issues go away. I would recommend them above any other I've dealt with to date. Great Job L&B.

A delightful exchange occurred between us. I sent them a vintage postcard that had been previously written on and sent. In 1941 or so, it was sent to the resident(s) that lived in the building that the management firm now occupies. Kim and staff took the time to write me a meaningful letter. They told me that they were going to display it in a frame. Their simple act speaks volumes about how they treat people. They could have easily discarded the postcard. Instead, they chose to exercise kindness. :)

If I could give their management skills and their customer service zero stars I would. I've been having issues with our tub leaking into our basement for 5 days now. When I called the office today (day 5) for the third time after having received no contact in regards to the matter i was told that they had been calling a number other than the one I provided. Well I was upset but it happens so I said for the future so we're not in this situation again please contact me at my number. I told them the tenant they called (there are 3 of us living here) doesn't always have his phone on him and rarely

Pretty surprised at some of the comments, these guys are great to work with and actually care. Our complex has never had a problem with any staff @ L & B. One thing I realize is that they cannot get things fixed in 10 minutes, they are always responsive and go through correct channels to get things done it may seem as if they are no responsive. I've had over 6 management companies over the years and these guys are they BEST, and there management rates are among the lowest we ever found.

I have leased with L & B Management since January of 2017 and they have been nothing short of fantastic! I really was surprised by the reviews here and on other sites though I know experiences vary - I felt the need to let future tenants know that they were great with us!
Donna is wonderful! She worked with me on my move out, especially with advice since I was new to Ohio.
Dan is great and understanding! I personally spoke to them multiple times through the 18 months and always ended the interactions completely happy! I'm still a bit shocked by such negative reviews.

L&B is an affordable option for managing a condo association on a budget. Our association needed a low cost, standard service provider. Bruce and Julie have done a good job managing our association while also overseeing many other properties. If basing your decision solely on reviews, many of the complaints listed here reflect issues that are outside of the standard service agreement and not typically the responsibility of L&B. They have been fair and reasonable to work with for the past 4+ years.

This relationship was not beneficial in regards to my rental property! One office staffer is incredibly rude and unprofessional. Others cannot follow simple instructions, such as, follow up with with feedback after a property showing. If you have apartment building(s), or a single unit....There are many other companies in the area that do the same thing at a lower rate and...without the attitude. Save your self a headache!
