I don't have words for how unprofessional these guys were to work with. They lied about my appraisal revision–they told my lender that the appraiser would not revise it, when in fact they were just too lazy to get the updated appraisal. I had to go back and forth between them to finally connect the dots, which cost me an additional 3 weeks of headache and delay.
DO NOT USE THESE GUYS if you can at all help it. I told my lender I will not work with them ever again if they used PropertyRate for another property of mine.

I am a Mortgage Broker and I work with Dexter and his team on the majority of my files. Dexter gives me tremendous personal service to help me understand the process from start to finish. I love having PR as my AMC as they cover the entire Nation which allows me to streamline my orders to one reliable AMC.
Many AMC's will up their pricing when they see a Hi Value property not PR, they pretty much stick to their pricing guidelines unless their are special circumstances that are out of their control.

They sent someone to appraise my house but the report was not complete and my lender requested a complete report but the appraiser ignored the request and my loan was hanging waiting for the appraisal report for almost 2 weeks until I called both the appraiser and the customer service of the company , the appraiser did not even apologize for not responding for almost 2 weeks .
I would not use their service again.

I a m a real estate broker. I had no idea until my clients condo closed escrow that the appraisal was $1,000!!! This was for a 900 sq ft condo in a large development with easy comps. This is disgusting and should not be tolerated by the industry. No wonder people can't afford to buy a home. Charging these exorbitant rates should not be allowed by the DRE!

I paid $575 at insistence of my lender then been waiting over 3 weeks and no one taking the job. Then lender notifies me it won't be able to do the appraisal until Oct 10 or after and will be there another $500. It's like Price Gouging at Gas Stations when gas availability is low! I need close on Rev Mtg ASAP as I had buy new older veh when my Jeep broke down and payments are too high. My home needs work so I can rent a room. I have spent thousands getting it ready all of which are new loans or borrowed and I'm broke. I don't believe this is happening very where. Since I started trying get a Rev

I am writing this review, as a consumer and not the client of PropertyRate.
The process is standard: potential Lender requests an appraisal performed by PropertyRate contracted certified appraisers and the mortgage applicant (me in this case) pays for the job. Starting with the fee, it is reasonable for the multimillion-dollar estate, compared to similar jobs done by other similar companies. The turnaround time is also acceptable and is largely driven by the hired contractor's schedule and the workload, which is quite big these days.
