Buying or selling your home can be a complicated process to navigate on your own, but working with a residential real estate attorney with experience in the Lafayette area can ensure the process runs smoothly and that the buyers, sellers, lenders, and real estate agents are all considered during the residential closing process.
A title is the legal documentation recorded at the courthouse that describes what property you are purchasing or refinancing and who owns the property you are purchasing or refinancing. What we do as your Title Company is search the court records to confirm who currently owns the property, whether there are any liens or encumbrances recorded against the property, and whether there are any defects in title to the property.
Title Insurance is a form of indemnity insurance that protects lenders and homeowners from financial loss due to defects in title to a property. If this "other person" tiles a lawsuit to enforce their ownership Interest or their lien, the homeowner must then defend themselves and their property. Title Insurance protects the homeowner by hiring an attorney to represent the homeowner or lender in the lawsuit brought by another person.
For Lafayette title requests, we can usually provide a title commitment within 48 to 72 hours. For requests in surrounding parishes, title commitment times can range from 3 to 5 days. This assumes no title curative work is necessary. If title curative work is necessary, our ability to provide a clean title commitment is delayed.

We closed on our house in Youngsville in February this year, and I'm rather late in writing a review! Rye and his team were fabulous, especially considering it was the first time we'd sold one of our houses as a "FSBO". Lindsey with Tuten Title hired my company, Top Echelon Investigation, to assist them with one of their files in March 2019. We completed the work same day and Lindsey praised us on how quickly we gathered the needed information. Tuten Title owed us roughly $275 for our services.
Fast forward to March 2020, we have not received payment on this file. Tuten Title would not return our calls and when I was able to finally get in contact with Lindsey, I was asked to write off the invoice because they were not able to get payment from their client. I was
