Services
Request a copy of the application and instructions by entering your email below. This is not an "online" application. You will need to print and complete the full form or use a PDF filler. You can make an appointment to come by the office and pick up an application in person or request that it be faxed.
Not only will you be notified by email of all new rental listings that match your search criteria within our system, but your search will also be compared against other participating agents' listings within your desired area(s). All new rental listings added to system that match your criteria will be emailed to you automatically.
We will contact you as soon as possible to let you know that you have been approved. If you have chosen a location you will need to sign the lease within 48 hours. If you have not chosen a location your application is approved for up to 30 days while you choose a home that fits your needs and budget.
Please schedule your move out appointment in advance so we can accommodate everyones schedule. All keys must be turned in at the time of the inspection. We are not able to allow extra time for cleaning due to the move out schedule. Receipts for carpet cleaning and preventative flea and tick treatments should be provided at that time.
D.M. Rothwell, Inc. does not collect management fees from a property owner until the property is leased. There is also no fee due in times that the unit may remain vacant between tenants. Simply put: If you don't get rent, we don't get paid. With 24-hour notice, we can notify the tenant and conduct a walkthrough at the owner's request.

I’ve only lived in one of their homes for a few months but it’s honestly the best experience I’ve had renting in Charlottesville this far. The office is helpful and everyone who works there is super friendly. My home is adorable and has been very well taken care of and I got it for a great deal for this area. Maintenance is friendly and prompt. Lots of negative reviews on here but so far I’m very pleased and would recommend them to anyone!

I rented a townhouse that was owned by the “owner” of the home, they just managed the property. My advice is to 100% stay away from this company and take your money elsewhere. I moved in with central air conditioner but that did not work, took them about a month to replace the HVAC unit (nobody wanted to pay for that to happen so ultimately did a poor job) which still didn’t work properly. Ended up having a hole in my living room for over a month prior to moving out. Unit was not cleaned prior to me moving in (i did a virtual walk through due to Covid; do not advise that, ever). Let me just say dont trust Jennifer she take over renting a place i have been renting for 7 years n next thing i know is i get vacate notice on my door for smoking n having pets n the landlord knew this when she bought the house over a year ago n now she moves a family upstairs with 3 kids n all the do is run around all day n i live in the basement apt n hear all this but thats ok i only have a couple more wks but i feel sorry for the next tenant cause the have to listen to it !

Currently live at one of their apartments. The first week I moved in the apartment flooded and the landlord told me that "this never happened before in 30 years, buy some dehumidifiers to dry it out!". They did not send maintenance to help even though there was 2 inches of standing water in the bedroom. Then when I attempted to move out at the end of my lease they said my apartment was too dirty to tour and they will let me leave but will continue to charge me rent after my lease ends. One of the worst experiences I have ever had.
Extremely condescending when I asked questions . Made me feel like I was an inconvenience when I seemed to “bother” them with learning how the process of being a landlord and them being a management company liaison worked . When work needed to be done on my home, they told me to call companies. And wanted me to give almost all deposit back to tenants who did so much damage , prior to getting estimates. They missed so much of walkthrough. Luckily I was on it, and I owe NO monies . Tenants actually owed me. Red flags. Steer clear.

They've been the landlords (not owners) for the place I've been renting for the past three years. They've been professional, responsive, and trustworthy. I always get very quick replies when I email Bet and the maintenance people are here when she says they'll be. Communication isn't always the friendliest, but it's efficient and they always get the job done, which is what really matters.

A couple of days ago, we went to see a house just outside of Charlottesville. The location was great so we were very excited to tour it. The house itself, though was pretty dirty with a lot of spider webs around, broken drawers and shelves, and a whole on the floor in one of the bedrooms.
Before we decide to move into a house, we lime to understand how things would be taken care of. We asked Linda, the real estate agent about it, but she knew nothing about it and was less than helpful. We asked her if the broken things would be fixed before we sign the lease, and she said, “I don’t know”

I wish i could find a way to post pictures i took. I will be making them public everywhere I can. Lillian and Abigail would have to have been paid or related to the people who run this company to have given the recommendations they did. DO NOT believe their glowing reviews. My daughter's apartment had track lighting in the kitchen but only one light worked . We were told prior to move in that the others would be replaced but they never were. Horrible place to rent from and the definition of Charlottesville slum lords. Lived under conditions that are not suitable for most people including holes in the floor that you could see into the dirt basement and outside aka no insulation. Oh and expect to pay high electric and utilities for a barely habitable living space. The people I lived under were appalling drug addicted child abusers but the management company didn’t care after multiple police calls and complaints made. Basically they don’t put any effort into repairs or actually making their properties livable thus the cheap rent on

All-around good company and people. Don't mistake their professionalism for them being curt or rude - Bet's just a very busy lady. They have seen that every service request I've had has been filled without issue in a timely manner. Within the first few weeks of moving in, my washer/dryer broke. I told them, and they got it replaced without question within the next week.
