Usual time to process an application is 10 - 48 hours, but may vary depending on those verifying your application information. Rent is due in our office on the 1st of each month. All payments received after the 5th of the month 5:00pm CST are subject to late payment fee for each day past due. No, our application process is not predicated on credit, but you must meet the criteria listed above.

Once you move be prepared to practically beg for your deposit back. Even though legally its supposed to be returned within 30 days and/or the description for anything withheld! And don’t bother having the carpets professionally cleaned because they will still charge you the cost again! Will never recommend this company!! And when they do cut you a check, it will be back dated so keep all your texts if you have any!

We gave our 30 day notice and I have emails from Rachel stating it was received. They asked for our forwarding address and we have yet to see our deposit back after two months NOR any type of breakdown as to why it wasn't given back. The apartment was dirty and disgusting when we moved in and my husband did most of the maintenance on it himself whenever something broke as we could rarely reach anyone in the office. The place was cleaner when we moved out than when we moved in. Finally spoke to our attorney advised to reach out to them one last time, which we did a week ago, and still no response

So frustrated! I have left so many messages.... NO return call. Our account has been been incorrect since we moved in April. They have issues with their software not accepting payments ahead. The only human I've spoken with is Rachel.
Mold issues in the foundation. I have supporting documents to prove lack of communication, care, and professionalism with this company. Please reach out to me if you need more information concerning the current property.
Update: 3 months later. Little to no work done under the house where this mass mold growing. We've requested several views on other properties

Horrible property management. We've ask for multiple requests for maintenance with "read" emails and no action. Woman who manages all these property in 115 Corporate Pl, Branson MO is always on her phone. She also showed the house, surfing Facebook and texting with no professionalism. I will always look out for this company and never go back.

We have used Investors Brokers Realty for a year and could not be more pleased. Jennie and her Crew marked our property & rented it in a quick and professional manner. Their direct deposits of the rents and monthly reports are top rate. They communicate well during leasing and when items need attention on the property. I have used several property managers over the years and none have performed at the level of IBR. We highly recommend them!

We have had both our vehicles vandalized within 3 days of each other in the property parking lot by another tenant. The damage to my car was estimated at about $2000. Both times our cars were parked in a particular parking space that this other tenant believes to be their personal space, despite there being no assigned parking spots. The same neighbors who lure and feed stray cats & wild animals, have police there regularly for domestics, and leave trash everywhere. Sheriffs are involved. We have sent multiple emails & called many times to try to speak with the property manager regarding this issue
