The primary purpose of Transaction Screen Assessment (TSA) Reports are to assist Clients with identifying Potential Environmental Concerns (PECs) in connection with the Subject Property. It is based, in part, upon documents, writings, and information owned, possessed, or secured by the Client.
The purpose of this practice is to define good commercial and customary practice in the United States of America for conducting a Transaction Screen Assessment for a parcel of commercial real estate where the user (Client) wishes to conduct limited environmental due diligence (less than a Phase I Environmental Site Assessment).
The purpose of this practice is to define good commercial and customary practice in the United States of America for conducting a Transaction Screen Assessment for a parcel of commercial real estate where the user (Client) wishes to conduct limited environmental due diligence (less than a Phase I Environmental Site Assessment).
A Phase I Environmental Site Assessment is the only report that provides an owner with protection from environmental liability associated with a real estate asset. Completing over a thousand environmental assessments a year on all types of properties Odic Environmental has a reputation for being experts in Phase I Reports and the new ASTM 1527-13 Guidelines that govern these reports.
While a Phase I Environmental Site Assessment (ESA) Report is an analysis of historical records and current site conditions, not actual testing of the soil, a Phase II Assessment drills into the soil and acquires samples of the soil, send them to lab for analysis of contamination. The industry standards that govern Phase II Environmental projects are the ASTM E1903 - 97(2002) Guidelines.
The purpose of this assessment is to assist the Client in evaluation of the physical aspects of this property and how its condition may affect the soundness of their financial decisions over time, by observing building components and evaluating their physical conditions. This is important because the client understand how the condition of the building will impact the performance of the asset.
The primary purpose of this Records Search and Risk Assessment (RSRA) (the Report) is to assist Client in its underwriting of a proposed mortgage loan on the Subject Property or other financial transaction, and to identify Potential Environmental Concerns (PECs) in connection with the Subject Property described in this Report.
