Delivery of appraisals as PDF files through e-mail is definitely the standard these days. Most of our clients prefer e-mail because we're all accustomed to getting attachments like PDFs in our mail. It's a lot faster than the old days when everything was on paper. But, we've even been able to improve on e-mail with how you receive your report with this website.
The appraisal profession is evolving continuously. On a regular basis, it seems, appraisers are asked to provide more information or have steps added to their appraisal process. All of this is to guarantee the end user gets the most useful information that can be achieved.

The appraisal was grossly inaccurate for my home. They (Bryan V. Rogers) valued my home $20,000 less than a house that just sold, is 400 sq ft smaller and less than a block away. Apparently the most recent sale in the neighborhood is weighted less than sales from almost a year ago. I would NOT recommend this company if you need an appraisal.
Edit: I sold my house for $70,000 more than they appraised it for. DO NOT USE THIS COMPANY.

Absolutely horrible. Appraisal came in 20k less than our asking price, even when a comp house a few doors down was used and was what we based our asking price on as we are nearly identical to that house, except we have a deck and shed, which if anything should add more.

I was planning to do a HELOC. Huntington National bank asked Academy to do a drive by appraisal. The Zillow & Redfin online property value for this property is $415-435k range. I know that can be on the high side. Academy used comps from 12 months prior. Their average was $306k but the conditions of this property was in good shape so they appraised it at 310k. A total of $4k above their comps, lol.
Ironically the house directly across the street with a smaller lot, less square footage & an up over ground pool (instead of an inground pool) sold for $387k just 6 months earlier. Unfortunately, that

Terrible company. They recently under appraised a property by 65,000 for a refinance. The appraiser was provided numerous recent comparable sales that proved a higher value, but did not change the original value. They were lazy and incompetent.

Absolutely horrible company. Their appraisers can’t schedule properly, can’t communicate, can’t make up their minds and have absolutely no idea what they’re doing. If your bank wants to use Academy Appraisals, demand they use another company, or find another lender. It’s not worth the hassles.

Had a property appraised by Academy recently. Bank’s choice, not mine.. They were from outside of the area and didn’t know the market. I am a real estate agent and know my market well. COMPS used were not comps at all. Out of the area, not like kind, terrible condition, and well outside 6 mo closings. Sent a report claiming value 70% of what actual value is.
If they are selected by your bank to give you an appraisal, do NOT let them do it! Ask for a new appraiser!

Had my house appraisal done by this company through my bank and the 3 comps they used were 4 and 3 bedrooms and 1 bath but my house is 5 bedrooms and 2 baths. The comps were from the neighborhood but the house directly next to me sold 2 months ago for $315,000 with one less bedroom and no garage, driveway or patio, my house has all 3 with 2 car parking in the driveway. You might think the house next door may be nicer but my buddy bought the house and rehabbed it as almost identical to mine. Needless to say they appraised my house at $280,000! I don’t know if it’s incompetence or laziness but

Rob appraised my duplex in West Philadelphia. He was very professional and had great communication (called 30 minutes before arriving as I had requested). He took lots of photos, asked questions and gave a very fair appraisal. Not to mention, it was also a really quick turnaround. He’s the only employee I’ve had interaction with, but I would definitely recommend him to do the job!
