Conventional loans are not insured by the FHA or VA. Interest rates for conventional loans are usually some of the lowest available. I originally got in touch with Molitor because I was thinking of getting a jumbo loan, and I wanted an actual broker (not an originator) to help me through the process. But we fell in love with a less expensive house, and decided to make an offer in the conventional mortgage range on short notice.

1. Got us pre-approved almost immediately
2. Got us a really good rate
3. Helped us dispute a low-ball appraisal, and won
4. Got the clear to close almost immediately after the dispute was resolved
5. Was communicative, helpful, and the voice of reason

I worked with Brett for our mortgage. When he first told me what rate he could get for me, I was skeptical and even apprehensive because it was so much better than everything else I was being offered by other lenders. I did a refi about three years ago with Guaranteed Rate and when I told them the rate I was able to get through Molitor they basically said, that's impossible nobody is getting that rate right now. Well I'm glad I didn't listen to them. Brett delivered the rate he promised, no fine print, the process was simple and Molitor was there to answer any question I had.

I'm so grateful for Craig and his team! I was a first time homebuyer in this hot market and Craig, Kelly, Neal, and Patty really pulled out all the stops for us from day one. Craig met with us, discussed different financial scenarios, had our best interest in mind the whole time, explored our financial future/selling/purchasing, and gave us sound advice on the property we were putting an offer on. My experience wasn't very good. The person I was assigned to spoke very fast, like at the end of a commercial when they're reading the disclaimers. The message I got loud and clear was that he did not have time to be talking to me. And I felt that way each step of the way. The other person I was talking to concurrently approved my application and spoke with me personally about five times within two hours, until every single thing was done. I've purchased several properties in my lifetime and rarely had any concerns with a lender until recently. I used "Terrence" from Molitor on a recommendation from our real estate agent. The experience was not good. I received 4, yes 4 disclosure document statements. Usually, I receive two; one at the beginning (estimate) and one before closing so that I know how much money to bring to the table. I received the final one the night before closing and needed a minimum of 24 hrs notification from my bank to wire money and Terrence new this, yet still didn't send the final document

Ben @ Molitor was dynamite throughout the process for financing our first home. He was very patient as we decided what we were looking for (SFH, multi-unit, mixed use) and very thorough in walking us through the various financing options for each kind of property. He walked us through all the technical details and timelines, and his estimates were pretty accurate and allowed us confidence when making bids. This is a long over due review, but a recent LinkedIn invite reminded me of the awful experience I had with this group and the person I worked with (whose name I am omitting on purpose, but he has showed up in other bad reviews). After an appraisal did not come through at the contract price, I walked away and started a whole new loan with a different company, and personally funded a new appraisal. When Molitor found out, they dragged their feet in canceling my original loan and even made an attempt to revive the loan using the new appraisal. The worst of it came in the last week before Closing, and especially the day before Closing. I had a few questions for Craig (one of the leaders at Molitor) regarding some items on the closing estimate costs, namely the fees that Molitor charged.
