After I made the reservation, I was told that I needed to pay the balance within a week because of the timing of my reservation. No problem.
After I paid the balance, I was called to confirm my reservation twice (to be sure I was coming.) Okay
Two and half weeks before check-in reservation, my reservation was cancelled by the owner due to unforseen circumstances. Initially I was told that, in the past, when this happened, the owner would pay the difference since it was their fault. After I chose another property that was offered, I was told I'd have to pay the difference, another $200.

I booked a vacation through a third party website. I received a call from Monica saying I needed to verify my employment, if I worked there for 2+ years, and the employment of all guests (all adults) staying with me. Ive never had to give employment verification just to book a vacation after I already paid in full. I am highly disappointed in the professionalism from Monica and her Director Ted Smith. My experience with them as a customer was awful! They cancelled my reservation because they were unable to verify employment of one of my adult guests. I will gladly take my money elsewhere and suggest

These less that 5 star reviews are totally wrong - My family, friends and I have rented thru Holiday Real Estate for years. Never, ever have we had any issues with office staff or handling emergency's. Now that we have our own place I have used Holiday to rent my unit for years too. And they treat us just as great. The condo On third Street called Polynesian room 502 was not updated at all the couch was a disaster dirty and smelled terrible . The carpet was dirty and smelled awful as well . The Bed in the bed room was not the greatest. Patio furniture was dirty. You can’t have people stay in a place where you can’t feel comfortable and afraid to sit on the furniture. I’m very disappointed.I would have rated this condo a minus if I could have.

I didn’t get very far after inquiring about rentals. The woman who answered was completely rude. Told me she had one bedrooms , didn’t even ask what I wanted to rent (which would be a 3-4 bedroom). She didn’t even give me a chance to say we were also looking to buy. She hung up the phone on me.
I have been in the area since 2003. Needless to say I won’t be doing business here and do not recommend. There are too many great real estate places in the area that have amazing agents.

This company is not pleasant at all to deal with and basically takes your money before you've even booked with them. I sent a booking request through VRBO and before the property owner EVER approved, Holiday real estate charged my card for THE FULL RENTAL. The owner emailed me saying it wasn't available all of the days we wanted so I cancelled and he approved the request. For almost a week the charges from Holiday were pending only to find out today they processed after being told by MULTIPLE employees it had been cancelled/refunded and would be returned in 3-5 biz days. We have used Holiday for many years to rent our week at the beach and it has always been a hassle free experience. This summer we left a small personal item in our unit and their staff helped us work with the new tenants to get it retrieved and back to us. Great service!

I must say that I am quite pleased with Holiday Real estate helping me with an issue I had with my bank. My bank gave me false information regarding the amount holding against my available balance. At first I blamed Holiday because the bank told me it was the merchants fault an increased amount was holding against my available balance. Ted Smith the director took time out of his day to do a conference call with the bank and told the truth. I really appreciate you taking the time out your day to help me figure this out.

Holiday Real Estate will make any renters complete an "Employment Verification" which means you give them your place of work's information and they call your boss and ask questions about you. Myself and my party were not permitted to rent one of their properties because 4/8 of us were working part time or not working full time at our current job for two years. Thus we were deemed not "Financially Stable" enough. Even though we had already put down a third of the total cost BEFORE we had to complete the "Employment Verification". So we had to make a down payment

I used holiday real estate for an off season "long weekend" rental. I had been coming to ocean city for almost 30 years, and had mainly used 2 other companies. A coworker had used Holiday, and told me the fee's were less there, and to give them a try, since I wasn't a full week.
Our unit was nice and comfortable......the check in process was easy. We had called ahead.......there was some construction along the way we hadn't anticipated, and they were going to leave us the keys out if we didn't make it in time, But luckily, we made it

First off I didn't even get 24 hours before I canceled my reservation!!! I booked this unit through VRBO, the website did not give me an option to pay in full. So when i received my confirmation e-mail I called Holiday Realty to see if I could pay in full. She said I can do so but then told me that they will need all parties who will be staying at the condo, out employment information. I was very skeptical of this so I called first thing this morning to ask if they actually call our place of employment and THEY DO!!!! The owner of this business claims that they gave me "more than two days notice" to get in their 'necessary information' to them.
This is a lie, though on Yelp there is no way to provide proof via voicemail screenshots, their initial request for 'employment verification' was on 5/4/2018 and their 'due-date' was 5/5/2018 (a Saturday mind you).
*Any future customer of Holiday OC please note that since this company works on weekends they expect their customers to do so as well, at the risk of surrendering

We set up a winter condo rental on VRBO and ended up dealing with Holiday Real Estate as the local management company. The condo was not a bust - good location-1st floor- roomy-well-equipped kitchen. But there were multiple problems. The place was generally dirty, including the kitchen (surfaces, silverware, glassware) - we had to clean all of these items before use. The wi-fi didn't work. Neither VRBO nor Holiday gave us the landline number or the owner's name, which made it more difficult to work with Comcast. Holiday got involved in this, but was ineffective, and didn't

We went to book a house for the weekend at the end of the summer, when searching for rentals we found a good deal with this company, the screen prompted us to enter cc info ONLY to reserve the house (they ended up charging us half of the total balance) so we just agreed to follow through with the booking and agreed to pay the remaining balance prior to check in.
The next day we get a phone call from the real estate company , we booked through booking.com originally but this holiday real estate inc company who rents the house out contacted us telling us that to finish the booking we were required

I rented from Holiday Real Estate in August of 2015. First off, I like their website- it's very user friendly, and its how I booked my vacation rental. The unit looked the same as presented in the pictures. We had a direct ocean front view which is what made it special. The unit itself was clean and comfortable with the exception of a few stains on the carpet - (was understandable.) The first day we arrived we had to call maintenance about the toilet not flushing. The maintenance man was very nice and professional and took care of the problem right away. The office personnel were okay...not

Absolutely terrible. The rental we paid for was double booked and no one realized it until my brother in law walked into the condo and there were other people staying there. We drove almost 3 hours to OCMD and had no place to stay, so a refund was hardly enough to compensate us...our family vacation was completely ruined.
The sad part is, the exact same thing happened to my parents when they rented through Holiday a few years ago, so if it has happened to same family twice, there is obviously a problem.
Save yourself some grief and rent from a better organized company.
