My house was just appraised for a refi. Many problems with the work of Kim Ranson. She used 2 comps of homes across the highway 3 miles away that are in a semi slum (semi trucks, tall grass, unkept houses, no gate, no hoa or no hoa keeping neighbor up). I live in a gated neighborhood with many very nice homes with many that are still being built. she put the wrong number of bedrooms even though she had pictures of the correct number. She wrote house was not on market in last year which was wrong. My realtor originally wanted a price about 30 % higher than her appraisal using slum homes as comps
