Colorado Conventional loans are the most versatile of all loan types providing Colorado including Denver, Colorado Springs, Boulder, Fort Collins, Grand Junction, Breckenridge, Vail, Aspen and all over the great state of Colorado options for Primary, investment and 2nd home purchases. Colorado Conventional loans are extremely flexible letting you purchase a property with as little as 3% down with no Mortgage insurance in some cases.
Colorado FHA loans are one of our most popular Colorado loan options especially in Denver Colorado. FHA loans offer some of the most lenient credit guidelines, low down payment options and some of the lowest interest rates of any program out there. Colorado FHA loans are extremely flexible letting you purchase a property with as little as $1,000 down utilizing Grants and Down Payment Assistance (DPA).
Colorado USDA loans are designed to help individuals and families who are not eligible for conventional financing, and who do not exceed moderate income levels, purchase new or existing dwellings for use as a primary residence in rural areas. In the past, Colorado USDA mortgage loans were considered "farm loans", mostly used to purchase properties in agricultural areas.

They saved our bacon! The first mortgage lender my buyers had, had not even requested an appraisal, two weeks before closing! They had never communicated with the buyers about what the problem was and the buyers had no idea the file was just sitting there, until they called the lender! We moved the closing date out a month, but it was apparent to my buyers by then that the lender was not going to get this done! So they contacted The Colorado Mortgage Team. They stepped right in with less than 30 days, got the appraisal in the works, got the loan completed, and we met the closing date! They communicated

As first time homebuyers we did not know what we were doing and they patiently guided us and answered all our questions along the way. I worked with these folks years ago and had such a great experience I came back to them as soon as I decided it was time to refinance my house. They are always thorough, patient, friendly, helpful, and incredibly savvy about the options available to a borrower and what the pros and cons of each are. I wouldn't hesitate to send my friends and family to them! They were very difficult to deal with. Always something else they needed. Took forever. Their commitment was "conditional" until the day before closing. 2 days before closing the came up with a new requirement. And then AT closing they required to sign a document giving them the right to sell your personal information and when asked if the form was required, the response from Chad Rogers, was "If it is in the loan package, it is required if you want the loan." There are two many lenders out there who actually bend our to assist. These guys are not that, for sure.

I am incredibly grateful for these guys! We were working against the clock, and these guys helped me get to closing in just three weeks! A lot has changed since the last time I bought a house - it is no longer simple; a whole lot more gray and a lot less black and white. I was so overwhelmed in the beginning due to how fast everything was moving, and all the changes in the process had me insanely confused. I literally started to panic, and was honestly not the easiest person to deal with. But they somehow managed to explain everything so well that it calmed me down and gave me a sense of peace

The Colorado Mortgage Team was great. To say that my finances are a bit complicated is an understatement. Clinton really worked over the numbers and worked with an underwriter to get me the loan I needed to get a new place and have money for renovations to really make it mine! The rest of the team was awesome and walked me through the entire process, reminding me when I needed to get something over to them and making the process as simple as it could be with the complications that I brought to the table. I can't thank them enough.

Clinton was such a valuable asset to our home search team. He was available anytime I needed him starting with the very first phone call. He took my call on a weekend and re-worked our approval letter so we could submit an offer within hours of us seeing a particular property. We ultimately found a home and the closing process was a breeze and on schedule. Took all the stress out of the process and made it so easy for us. My wife and I recently purchased our first home with Clinton. It would take to long to put into words how great it was working with Clinton and his team. As stressful as this process could have been, I look back now at how great and positive of an experience it was.
