Mr. Delk performed a detailed inspection for us on a 90 year old house. We were present for the inspection and found him to be knowledgeable and informative. He helped us determine maintenance priorities, tested all appliances and receptacles and found a hidden plumbing leak under the house that was starting to cause wood damage.
When needing a Home Inspection, we asked our agent for a few names. After researching online, we decided on Delk Home Inspections. George, the owner, was very professional and made it clear that he was working for us, not our agent, with whom he had worked with before. The inspection took about four hours and my wife and I learned plenty.

He found problems with house but also missed problems. One very costly problem missed dont expect him to admit he missed anything he will make excuses. 2 months after buying house now im replacing bathroom vanity, piping, drywall and possibly a section of floor because he didn't notice a small leak. "Pictures below show damage to vanity."On top of that he also missed the the main water line going to the was rigged up with a rubber hose. "Pictures below show pictures of rigged up pipe coming into house"

I asked my realtor to provide the names of three inspection companies. The one she highly recommended had poor reviews and the others had very little web presence. We decided to find our own.
My husband has a friend who is a very reputable broker. We asked him who he would use if purchasing a home for himself. He highly recommended this company.

My agent told my that she would take care of the home inspection and that I did not need to attend. When I told her that I wanted to be there, she said it wasn't necessary. I became suspicious. I spoke to my dad and he agreed. Who would her inspector be loyal to, her or me? I decided to find my own and called several inspectors.
When I spoke to Mr. Delk , he stated that he would only perform the inspection if I were present. He encouraged me to participate and ask questions. That's exactly what I wanted to hear.

Our home inspection was actually fun. George wanted us to walk around with him during the inspection and he answered all our questions. I learned a lot.
The crawl space had moisture issues and the pictures in the report were very good. We opted to take a credit and contract the work out ourselves.
I highly recommend this company.

My wife and I are first time buyers and our real estate agent recommended Delk Home Inspections. The house is 24 years old and we had looked it over twice prior to the inspection. George, the owner spent over three hours with us and was very thorough. We learned plenty and were made aware of several problems that we had not picked up on. The seller fixed all of them.
The report was sent to us the next day. It was well written and contained photographs of the issues that were found. I highly recommend this company.
