For over 42 years we have specialized in managing the day to day business affairs of Condominium Associations and Home Owners Associations. Our expertise in condo and HOA management has helped us to develop trusted relationships with communities in Genesee, Shiawassee, Livingston, Oakland, Ingham, Eaton, Iosco, Macomb, and Lapeer Counties.

Cummings Property Management is thankful to the various vendors that have serviced our managed communities over the years. Cummings Property Management has a fiduciary responsibility to properly screen all vendors prior to authorizing service requests and bidding out contracts. In order to fulfill this responsibility, Cummings Property Management has signed up with a 3rd party vendor compliance firm named VIVE.
This service option is for communities that want to have the burden of management fully taken off their hands and placed with our office. Books Only has been established to service community associations with a limited service package to provide basic management tools to communities at an affordable price.
Please join us for our 5th Annual Cummings Property Management Board Appreciation Golf Outing. After missing out last year, we are excited to host our Outing once again to show our appreciation for our Board Members! We will be playing 18 holes of golf and will be a four man scramble format. Cummings Property Management manages 32 units I have in the Huntsville area. They have done an extremely good job over the first year of them managing my portfolio here in Alabama. They took over management right around the same time covid hit us and they have successfully managed through a very difficult time. Most notably they have been able to work with tenants and agencies to receive grants to clear out balances of tenants that have been affected by the pandemic. Also know worthy is their ability to get work done at a reasonable price.

I have lived in Stonelake for 27 years, since we left Maplegrove, the quality of our service has deteriorated to the point where our lake is not dredged to remove the reeds which are now spreading, they are merely cutting them off from the top, which does not remove them. The quality of the response time is non- existing. I am very sorry for the decline in our maintenance and communication, and wish the board would address these issues with Cummings.Connie Schmitt

If I could give them a zero, I would. They are condescending. They are rude. They don't look at the whole picture before they send you nasty letters that are threatening and ridiculous. Their website is outdated; to pay your association fee, it costs nearly 10 dollars (!) for every hundred you spend, which means it is almost 20 dollars for the "convenience" of online payment. They never handle issues with pest control, problems with the grounds (ie, I let them know the trash door was no longer closing and that there were bees in the trashroom with a notice from the trash company-nothing was ever

Horrible management company, left us high and dry for two full months without a working garage door. Zero contact, refused to return my phone calls. I had to threaten with legal action over a voicemail for them to finally have someone contact me from a garage door company about fixing it.
I would never recommend this horrible company to anyone, very unprofessional and will leave you high and dry.

I have never been happy with this company , they were foreclosing on family's for asscoalition dues, back when the morgage crises was going on . Kicking family's out of their home, and then they were bank owned and selling for less than half of what we owed. They are agressive, and they skimp on the work that they will do while always raising dues.

Our association has been quite pleased with Cummings. When I call or email, things are addressed right away, sometimes my text messages are even answered that night, well after work hours! They try and keep up with all requests. Their accounting department is very good and oftentimes my questions get answered right away. If there is a problem, it is it usually addressed or handled within 24 hours.Our association has always been treated courteously and they are a pleasure to work with. No way, horrible customer service. They do not look into doing the job. They sent an email to us with their letter head on it, and then claimed they did not send it. As they wanted to back out of what they said.
I would not hire these people as they do not call back and are unprofessional, but you get what you pay for.

I'm with Marcus. Probably the most HORRIBLY AWFUL customer service in the history of the planet earth. Susan V. is by far THE WORST at returning phone calls (usually takes a week or more if you are even going to get a return call) and even worse at getting things done. I have been requesting service on the same maintenance issue for almost 3 years now. I pay the same fee as everyone else in this neighborhood, yet due to the lack of outside maintenence, I can not even enjoy any part of my front yard or porch. And God forbid it rains...our basement has leaked since the building of this condo in 1974
