I am glad that I took a look at Bill Erpel's site and have a chance to review the project that he did for us ... so let me tell my story, add my comments.
We built a pretty expensive sunroom back in 2001 (not by Bill). For the next several years we had some leaks and got the builder to come back and "fix" them. However, with years of drought back then, the problem was not too bad. When the drought was over, our issues began to become more serious.
