At L&A Home Inspections we will be wearing a mask, nitrile gloves, and shoe booties anytime that we are inside the home. We are now able to meet with buyers and realtors, but per the governor's orders, they have to wear gloves and a mask. The sellers do not have to vacate the property. And as always, we are willing to answer any questions that you might have going forward, even after you move in.
We use state of the art software which means you will have your report available to you generally before we even leave the property. We are happy to go over the report with you page by page later that evening or whenever you desire. At L&A Home Inspections we strive for the highest quality inspection. Matthew Lewis and Mark Adkins are both American Home Inspectors Training Institute (AHIT) trained and InterNACHI (International Association of Certified Home Inspectors) certified and in good standing. Our home inspections exceed the International Standards of Practice for Performing a General Home Inspection.
Service Locations: L&A Home Inspections is based out of Petoskey MI and we also service the surrounding areas such as Gaylord, Alanson, Charlevoix, Harbor Springs, Indian River, Boyne City, Alpena, Cheboygan, Conway, East Jordan, Torch Lake, and other areas. Small additional charges for gas may apply depending on the location.

I was blown away with how much they did and how amazing they were to work with. Scheduling was easy, staff is friendly, and the inspection report was the best we have ever seen (and we have seen a few).
The property was not ready the day that Mark went to inspect, but still he made a note to sellers agent, worked with both buyers agent and sellers agent to reschedule, and re inspect. We had an overall wonderful experience with L&A Home Inspections... From scheduling to the actual inspection. Ellie who scheduled our appointment was very kind and professional. Mark performed our inspection. He did a very thorough and professional job. We met with him at the end of the inspection and he walked us through anything major he found. Stop! This is your best choice! We had L&A perform a home inspection prior to purchasing in April 2021. Wow, just wow. From Ellie doing the scheduling and Bill our inspector we could not have been more pleased. Everyone was friendly and accommodating, the inspection could not have been more thorough! Every part of the home was covered in great detail. The walk around following was detailed and professional. The report was again both detailed and thoughtful for future use, I felt like a family member was advising us. 5 start is not enough. This is your best choice, make the call!

Matthew arrived on short notice due to our circumstances, just as our landlord was attempting to cover up evidence of negligence. L+A was an absolute pleasure to work with. We received our report almost immediately after the inspection, with detailed pictures, diagrams explaining the reason any deficiency may be occurring and instructions on the best course of action to amend them. Everything was documented extremely well. We will be recommending L+A to our friends and family!

Mark did a great job thoroughly inspecting the home we were purchasing ahead of a deadline and even invited us over at near the end of his service to allow us to go over in detail any of the issues. Not something most inspection services would offer.
Then some weeks after we had moved in, there was a problem with an electrical outlet in the kitchen, I contacted Mark for advice, he ended up coming to the house and discovered a bad GFI circuit that was feeding the other outlet, then went and purchased a new one and installed it for us as we are back home and would be some weeks before we could make

I had my future home inspected by Bill DeLuca from L&A. I have to share my satisfaction with Bill and L&A's team. Performing it so promptly, in a snow storm, and on a weekend was outstanding. Bill was gracious in his tour of the home reporting his findings and answering all of our questions. Bill even recommended items for treatment/improvement and informed us on options of where to purchase and how much they cost, which we appreciate greatly. We had the monstrous report in our hands in under two hours, again, on the weekend! I highly recommend L&A and requesting Bill if that's a thing. Great experience

The guys were excellent! Our inspector was professional, thorough, and offer the inspection report the same day as the inspection. He walked me throughout the house pointing out different areas of concern, and also explained to us possible causes for some of the test results. After he gave us the report, he was available to help us with any additional questions. Great service!

Great Experience!! Purchased our home in 2015. We utilized L&A to perform our inspection. Best pricing, great availability, detailed and thorough, and all around personable interactions. Matt set a time the day of inspection to meet, he did a full walk through with us, and explained areas of concern. We had our water tested as well, he took care of that from start to finish. Our report was emailed promptly. I truly believe our inspection was performed as if this was a home he was purchasing for his family. Buying can be scary, but the professionalism and detail of our inspection provided such peace
