My name is Amber Woodruff. I am the owner and operator of Mammoth Appraisal Co., a company I started after 18 years with Matthew Lehman Appraisal, Inc. in Mammoth Lakes, California. In my nearly two decades of working full-time in the appraisal industry, I have become rather familiar with all aspects of residential appraisals in Mono County.
1. WHAT do you need to have appraised? Please provide either the address, APN, or complex name & unit number of the property to be appraised. 2. HOW will the appraisal be used? We need to know the intended use of the appraisal to determine the best format for your written appraisal report. 3. WHEN does the value-as-of date need to be?
Given the resort nature of the area, most appraisal assignments we complete are for second homeowners. Just let your point of contact know we will be in touch, and we can take it from there. Our Processor, Sarah Lawrence, handles all scheduling and will work with your homeowner service, rental company, complex manager, (or whatever point of contact or access method you provide) to arrange access for the appraiser.
Each appraisal is formatted with the intended user and use in mind, and the appraisal fee varies depending on the scope of work.
