I was able to move in during winter and Ken (landlord) was very accommodating to this and created a 6 month lease for me.
The cost was $825 but did not include utilities. Initially I asked what all utilities would be on average and was told between $35-$60 (on the high end because winter was so cold this year). Overall I've been paying consistently $96-98 for Sturgeon Bay Utilities and then $15-20 for Wisconsin Public Service Utilities. This has been the most I've paid for utilities in all the years I've been renting since my college days.
Rent was going to be going up to $840 in the coming year
