Collectively, Donald and Tom have been doing real estate investing and hard money lending for over 20 years. Donald Sutton has spent over 20 years in hard money and asset-based lending, starting with personal real estate investing in single-family rentals and mobile home parks. After self-directing his IRA, he expanded to the Houston market, lending on single-family rentals and apartments.
We will hold the repair amount in escrow and release the money in escrow draws as the repairs are completed. We do require that the borrower have 25% of the repair costs in liquid assets, so that the repairs can begin. The borrower will submit an escrow draw request, and within 24 hours, one of our loan servicing specialists will review the request.
Repairs should be already completed, and properties should be ready for lease and/or already leased. Yes, there is a 1% increase in interest rate for not having a lease on the rental property being financed. Bad, bad, bad! The entire process was...BAD. Every trick play in the scumbag hard money lender playbook was utilized. The original appraisal was low ($210K). I sold the property for $245K. Literally, every draw request was an ordeal. The first draw request was rejected because demo work doesn't count (I’m not kidding). At one point, they told me not to call. I don’t know if my experience was atypical. I can’t imagine that they treat all their customers this way. If I had to use them again, I just WOULDN’T invest.
