Schrader Real Estate and Auction Co., Inc. was founded by Denzil Schrader when he began in 1944 as an auctioneer in Columbia City, Indiana. Denzil was soon joined by his brother. The recognition of the Schrader name was built as the auction business grew selling farms, farm equipment, and livestock throughout Indiana and Michigan.

Expansion accelerated beginning in 1967 as a strategic plan was implemented to add Schrader representatives throughout the Midwest. Growth in the 1970's included selling land by arranging tax-deferred exchanges for many Midwestern landowners moving operations to other regions of the United States.
Services
Our website mailing list has the ability to tailor itself to your needs and interests - whether you are a buyer, seller, or just curious about the real estate market. To start we need a little information about you. Before you start typing, know that we take your security very seriously and will never share your information with any 3rd party.
Auctions have been held and used as an efficient way to sell property for over 2,000 years. These days, we primarily use 3 different types of auctions: Timed Online Only, Virtual, and Live with Online. Timed Online Only is an auction where the entire bidding process takes place online, and the property in the auction has a defined closing date and time.
When you hear the name Schrader, you probably think of auctions. And while we're glad that connection is automatic, it's not the only connection we're making. Schrader brings buyers and sellers together through private treaty with the same effort we bring sellers and bidders together at auctions. We know that auction may not be the best method to sell various properties, so we offer you marketing choices.
In the Schrader M3 Method of auction, most properties are offered in individual tracts, any combination of tracts and as a total property. There will be open bidding on the individual tracts, tract combinations and the whole property as determined by the Auctioneer. Bids on the tracts and the total property may compete.
Schrader works with lenders (like the following) who can help you achieve your real estate goals. We often host lenders luncheons for large auctions, to inform lenders local to the property on how our system works and how our clients can best be served. This relationship makes both the borrowing and bidding more efficient and less confusing.

We were very pleased with the results of our land auction. Mark Smithson and his staff performed in a very professional manner. The results exceeded our expectation. We would highly recommend Schrader auction and especially Mark Smithson if you are considering a land auction.

Purchased John Deere 4240 last week. specifically asked about gauges and was told that they all worked; none of them work and there was barely any oil on the dipstick.

I understand with the health departments making changes to the way auctions are held it can be tough to decide weather or not to have a on-site auction or do the on-line only thing,BUT please keep your staff informed on how the sale will be held!!!!Went to preview on Friday and was told by a guy in the Schrader trailer there would be NO ONSITE… BIDDING,Said that I should sign up online and that they didn't want to do phone bidding bc of the lack of staff to handle those calls but finally with a little persuasion took my name and #... Saturday came along and I decided to run out past the

I can’t thank Schrader Auction enough for making our experience such a positive one. Transitioning into a new chapter in a farming operation is an emotional experience, but Schrader’s helped to make it an easier process. On the day of (and the days leading up to and after) the auction the entire team was extremely professional, kind, and… supportive. Special thanks to Jim Hayworth for patiently answering the many questions, guiding us through the process, and for graciously making last minute adjustments. Very professional, respectful, and supportive. We are especially appreciative

They show property to people for an auction. Then promise to call if anything changes with the parcel. But lo and behold we go to the auction ready to bid on our parcel, only to find out it became a swing lot without us being notified before the auction. Not happy campers to find out we would have to buy more than one parcel just to get on the only parcel we wanted. Very bad business. Then treat us indifferently when we happen to catch it and ask about it right before it starts. Worse auction company around, and I will spread the word on that

Very disappointed in there system, we just drove 1 1/2 hours to attend one of there auctions that we had online bid a item. When we arrived the item had already went threw sale so we went and ask if we won it and was told YES. So we stuck around and bid on other items until we could get in to pick up our goods and when we went in to pay for items… was told someone else bought it for the same price we bid online! Must be if you know the auctioneer that’s what counts for them folks, will never attend another of there auctions and I’ll be sure and spread the word!

I was completely disappointed with our sale and lack of communication after the auction ended. They were double the upfront cost and promised top dollar. I feel we were not their priority and would advice to look elsewhere for a real estate professional.
