I recently moved back to the area, and like many that have experienced trying to find affordable housing in the Mendocino County area, it's been a long struggle. I applied for a listing in mid December, which 101 property management was quick to accept my application fee. Shortly after, I received an auto text congratulating me of my acceptance and how much I was approved for. The text said to visit their site for listings, but I already did and applied for the specified one.

They took over property management where I lived. My rental agreement was with the owner. 101 proceeded to raise my rent and try to make me sign their lease and give them a deposit even though I've lived here for several years. I told them I would not sign their lease and that my rental agreement was with the owner of the home and we have paid our rent on time for over a decade on record here. The lady then started to interrupt and call me a nightmare client. After a 2 month long wait and a few hiccups, we were approved to rent. Ridiculous. The house we were interested in was already rented by the time we were approved. We make 5 times the rent amount (net).
Everything took so long it was disheartening. Luckily we were able to use a different Property Management Company in town.
But of course the individual fees of $35 each (x3) is non refundable, whether they take their sweet time or not.
To make matters worse, finally a house came available, we decided to go look at it, made an appointment to see it today, but no one showed up.

The start of my experience with this company was astronomically better than when I was with Seltzer Realty. However that quickly faded when they started not communicating with me and deleted our applications without even calling. And then once we had reapplied they didn't take any responsibility for deleting it when there were 2 similar names on the application (a father and son with same first name). Instead of opening the application and clearly seeing they were two separate people they deleted it and didn't refund us or call to check on why there could be a duplicate. I'm very

Very snobby. I provided 6 months of bank statements and they said they couldn't verify my income. If you are an independent contractor dont even try to rent from them at all. They wont rent to you unless you have a "real job" working for someone else. I make 3x the rent for the unit I wanted. I probably make more than their employees with "real jobs". I mean just Lol.

Walked in looking for a rental. The lady at the desk was rude she refused to help and pointed me to look online . Listing all your rentals only online is discriminating against people who don't have easy access or want to deal with that headache. Try having real customer service and you might have 4 stars.

Very nice company to deal with. Maintenance problems addressed promptly. Only thing I didn't like was when it came time to renew lease they said the $50 rent discount for paying on time was "confusing"in the contract. So guess what-we have to pay a $50 rent increase. Landlords are in it for themselves is how I feel. Still, they are good people to deal with.

I started using this company in the summer of 2018 and have been extremely pleased with every aspect of their work. I receive timely checks and property statements as well as notes on any issues that are affecting any of my property's. I had serious problems with my previous property manager. The level of professionalism, understanding and work done by Elizabeth and Ashley to get the job done is nothing short of excellent. The tenants that I speak with all say how much better it is to deal with such a straightforward management team as well.

Within weeks of finding a rental in Ukiah I was notified that there'd be a change in management, the owner being unhappy with the prior agency. 101 Property Management took over the rental, and with it they adopted a number of problems not of their doing, some minor and some major, including serious plumbing issues.
Rental agencies seem to have poor reputations so I was happily surprised to have one that takes their job and their tenant's needs seriously. The maintenance crew is top-drawer. The small problems they got to in a timely manner and the urgent ones they got on right away

If you are looking for a rental in Ukiah this is the worst company to work with. They don't return calls or text. My credit score far exceeds their requirements my income far exceeds the 3X salary and I was very polite when working with the receptionist because she was the only one that would answer my questions because we were desperate for a place to rent and the property manager does not return calls.

My experience so far with the company has been great and fruitful. When you live far away and will be relocating, and are trying to find a place that meets very specific criteria as a rental, it can get frustrating because management companies can blow you off easily. For example: No, we don't rent to people with pets. I understand that they can't change that fact, but the message could be delivered more kindly, or with an "I'm sorry but.."
