They took my fathers security deposit. A senior citizen on a fixed income. He never cooked, had pets or company over. Never used any amenities. Paid his rent on time every month and was a perfect tenant. When I reached out to Leora she was extremely rude and nasty and claimed bogus damages like a carpet stain (not true) and a wall stain (not true) and $1500 for not having a signed contract. SCAMMERS! I hope the owner of Edgewood Properties is enjoying his yacht by stealing from senior citizens! You should all be ashamed of yourselves!

I’ve lived at Sycamore Landing for more than three years. I can’t say enough good things about it. It is the premier luxury development in Phillipsburg. The rent is reasonable. The staff is wonderful. The amenities are extensive. The grounds, common areas, clubhouse, pool, gym, pool room and business center are always clean and in mint condition. It’s a relatively new development, so the apartments feel new and up to date. Maintenance is prompt, although I have needed very little because everything is in great working order. I would recommend this place to anyone. It has won 5-star accolades

The apartments are beautiful at Sycamore, but unfortunately renting from here was the worst. Management (Leora) is the worst, she is rude to her staff. She is very unprofessional. I was accused of smoking in/around my apartment as I have never smoked a day in my life, when it was the neighbor who was smoking. We were also charged for damages that we didn’t do, nor that even existed. We were also charged for additional rent, when Brooke, stated we would only be charged half the rent for the days we’d be there since we moved out in the middle of August, but we’re charged for additional days

After living in our last apartment complex we were sure we never wanted to do it again, but living here is much different it’s so much better!!! It’s very quiet and the community is nice. BEWARE! We lived at sycamore landing for a little over 2 years. Please expect when you pay your security deposit you will not get that back and you will most likely pay more for any and everything. It was just my husband and I living in the apartment and we were very clean and kept the apartment in almost perfect condition. When we did our final walk thru the agent noted that the apartment was in great condition but a few weeks later we received a letter in the mail to pay over $1000. Living here is pretty easy… it’s clean, it’s quiet, and the amenities are pretty awesome. Brooke especially makes it worth it because she will do anything to make sure you’re happy. If there is ever a problem, she gets it done!!! Maintenance is great, the housekeepers are great, and we love it here.

Living at Sycamore Landing is such a pleasant experience to say the least. I feel safe with my family, trust my neighbors, the staff and I can’t get enough of the luxurious amenities at this resort-style community. Ranging from the pool, theater room, billiards, 24-hour fitness center, business center, conference rooms and playground to the trails for exercise, continental breakfasts and my daily hot chocolate runs to the clubhouse that the leasing consultants (especially Ally) can attest to, I truly feel welcomed here.

We moved here right before the pandemic gained traction and will be moving out in August. We will miss the staff as they have done a great job of making sure that we were satisfied during our tenancy here. Although the pandemic created hardships for everyone, the staff did phenomenal in tending to the needs of the community and making sure that they brought the community together through social media interaction, holiday raffles and weekly Sunday grab and go breakfast. My relative currently resides at Sycamore Landing. I have visited quite a few times. The office staff is so professional and sweet! I mainly come in contact with Ally the concierge and Brooke in the leasing office over the weekends. Ally is such a great face to see as soon as you walk in! We moved to Sycamore landing in the beginning of June and as soon as we walked into our apartment it felt like home. It is absolutely beautiful. It’s so bright and airy and it’s just what we were looking for. Brooke and the staff are amazing to work with. They were ver compassionate and listen to our needs. We lived here for 1 1/2 years. Gave notice to move out end of December 2020. We were contacted by Brooke indicating she had someone who wanted our apartment and she wanted to get them in for Christmas 2020. We had flexibility and agreed to move out on December 13 2020 so they would have time to get the apartment ready for them to move in. Today we received a registered letter stating we now owe the whole month because they never moved in. I don't see how this is my issue as we did them a favor and moved out early for them. Please beware. If you sign a lease here, you are susceptible to changing fees at the whim of the property with no prior communication. l started a one year lease in November 2017 and was told in no uncertain terms that the amenity fee is a "one time fee and you never have to pay it again." In fact, every tenant that I have spoken with who signed leases at that time was told the same thing. Now in 2019, with very little notice as I went to renew my lease I was told I must pay the $400 amenity fee within 30 days of renewal. Communication is extremely poor! Their idea of effective communication is..... taping notes to your door! I often feel like any questions or concerns I pose are a "burden" to management. There have been a few instances where the property manager and corporate office often play human "ping pong" giving no clear and concise answers to general questions and after you speak to one, they inform you to communicate with the other, who in turn tells you to turn right around and speak to corporate again (and the ridiculous cycle continues

My fiancé and I have been living here since November. When I learned about the property I took a drive one day and went on tour with Elise. This property is absolutely stunning! New construction done right! The apartments are built with pride. Tall ceilings, large windows, balcony (great place to sip on a nice cup of espresso on a beautiful spring morning plus our dog loves sunbathing on the balcony too), open living room, dining room, kitchen concept.
