Hi, I'm Steve Rhodes, Owner/Realtor at Advanced Property Management, a Tehachapi based property management company serving the greater Tehachapi area. We specialize in the leasing, managing and sales of single and multi-family homes. At Advanced Property Management we understand that your rental property is a considerable investment that should be professionally maintained and protected.
Our mission is to provide exceptionally performing assets and increased equity for our owners, while providing a good value and a great place to live for our tenants. We will submit a report on the condition and detail any issues that need immediate attention or don't comply with State standards. Photograph properties (used as a benchmark to compare to post tenant property condition for possible move-out security deposit adjustments).
Advanced Property Management offers a "Lease Only" service that is designed for property owners that would like to utilize the marketing tools and tenant placement procedures of Advanced Property Management, but would like to still manage the day to day operations of the property once it is rented.
View your financial statements, access shared documents, and set up your online payment options. The online Owner Portal streamlines communication, protects your investment, and helps you maximize the value of your properties. Make and receive payments from the mobile-friendly Online Portal. Directly send funds for owner contributions, including emergency maintenance repairs, renovations, or reserves via eCheck or Debit Card.
How far do you live from your rental property and how frequently can you visit the property on a regular basis? If you are close you may be able to make regular visits required for maintenance, inspections, collections, etc., otherwise the further you live the higher your travel time and expenses will be.

They did not give me back my full deposit. I only got back about half, even though I left the house in as good or better condition than when I moved in. One blind broke due to normal wear and tear, and they charged me for two new ones. They also charged me for other normal wear items and for things that happened before I moved in. They basically used the deposit they owed me as their personal piggy bank to fix up the place and ran up a $600+ bill which they took out of my deposit. Then they didn’t give back the leftover deposit for 21 days. They also have a racket where they try to make you pay

I have rented from this group for over a year now with no problems . Office staff are always friendly and Steve will take of you every time.
