If I could leave zero stars I would. I rented a VRBO from this company for my birthday weekend. The house was not clean to a $288.15 cleaning fee standard when we arrived. There was a layer of dust across all furniture surfaces including the armoire right when you walk in. There were chunks of croissants on the front porch that the landlord said were his from helping clean (for that cleaning fee and he couldn't be bothered to pick up after himself!?)

My potential roommate and I have been looking for housing in Morro Bay for almost two months, due to it being so competitive. We were interested in a property we found through Franklin. They had asked we fill out an application in order to be able to view the property, so I had no problem doing that. I was met with a rude response from an employee, Brooke H. She stated that I needed a "current" rental reference for them to contact that was not a family member. However, in the attachment for requirements she sent me in the SAME email it only stated "two previous references"

I rented a house through VRBO that is managed by this company in July 2019. For the price I was disappointed because there were little amenities such as shampoo in the bathrooms etc.
THEN, a month after renting this property I received an email stating that they hadn't charged me the correct amount and were going to charge my card another $140 (without my prior authorization). This is ridiculous because not only did I sign a very lengthy rental agreement, the agreement I signed included an invoice that didn't include the extra fee! Beware of this company - they will tell you one price

I have been on the hunt for an apartment for over a year in Morro Bay and had many interactions with Franklin. Mostly, they were unprepared for the questions I had about the properties. It seemed to take forever to get answers to the ones they were looking into, and their lack of communication was frustrating. Thank goodness I found something through another agency.

After getting someone who was pretty short on the phone I filled out an online application required to schedule a viewing. I was told that someone would respond promptly to the online application. That was not the case. I waited 5 days for a call back. I did get a viewing scheduled eventually however I noticed that the listing had been taken off of both their site as well as Craigslist. I then called the office in the middle of the day, twice, but got no response so I emailed as well. An hour and a half before the scheduled viewing I got an email, not a phone call, informing me that that the property

Renting from them was the worst year of my life and the owner is a friend of my family. Matt and jack franklin are very nice how ever their rental department needs some serious help. We found a charming house in morro bay to rent little did I know the landlord was hell we were notified by our rental company that contractors were coming with less than 24 hr notice contractors would show up on not scheduled days and one time destroyed our personal property to whee the police showed up. The owner of the house would show up at our house to do something with his whole family kids and all in the backyard

This office is not honest and straightforward about the final cleaning fee. They charge a $150 cleaning fee regardless and that is fine with me. But I cleaned every inch of the apartment and they still charged an additional $100. They did a pre-inspection of the apartment and told me everything was fine as long I did the minimum cleaning. I recommend this place if you are staying in the area for a few months when you are working on a out of town job, but not for a short term rental.

Franklin Real Estate and Rentals have been very good to us. Jolene had to constantly deal with my calls and questions but was always courteous and personable. Tania the property manager, outstanding and most helpful. She has gone the extra mile to make our move a great transition.

Unless you really MUST rent with Franklin...RUN away do not sign anything! We moved into a filthy rental, asked for repairs and basic upkeep on our rental, had a harassing Property Management woman Joan lying constantly. It took 4 MONTHS just to get a sensor put on our automatic garage door...which was illegal to begin with, and two smashed bikes later, they finally did something. Upon move out they tried to make us pay to repair the PUBLIC street where neighbors and anyone could park, existing damage from 30 years in the making. This office is one of the most dishonest business I have ever dealt with. After I washed and waxed, scoured, and dusted every inch of the condo my husband and I rented from Franklin Real Estate and Rentals, they deducted $95 to patch walls that were damaged from prior renters. They deducted $90 for move-out cleaning (??) when the place was SPOTLESS, and deducted $186.82 for water from Feb. 14th to May 23rd, 2013. Two of us living in a 800 sq.ft. upstairs condo didn't use $186 worth of water in that amount of time.
