We make hard money loans in Denver and throughout Colorado from Fort Collins to Colorado Springs at rates far below most other hard money lenders. Hard money is generally defined as a loan that is underwritten based only on the value of the property with no requirements or consideration of the borrowers qualifications.
We close in days, not weeks or months. If necessary, we can close a loan the day after we approve an application. In most cases, because we need title work and the Seller needs to prepare, the average closing time would be two or three days. At our own expense we will check comparable sales and properties currently on the market to confirm your projections are realistic.

Zach Sanders gave terrible customer service & was very unprofessional. When I first spoke with him he was not friendly at all & only seemed interested in the facts. At the time I did not think we could afford the payments for the rate he quoted. We decided to shop around & compare & found a very kind person at another company who took an interest in our situation, asked a few more questions and showed us how we could afford great rates & save even more money. If I could give Cardinal Financial .5 stars, I would. Simply, IT TOOK 12 WEEKS FROM INITIATING THE PROCESS OF REFINANCING OUR HOME TO CLOSING! 12 WEEKS! And Cardinal did nothing to make up for the additional interest that we paid due to their ineptitude. The only reasons that I would even give them .5 stars are their cheap rates and the broker was polite.
It is very important to note that we have lived in our home for 17 years, have never missed or been late with payment, and have tier 1 credit. Nonetheless, Cardinal asked us for an insane amount of paperwork, often requesting the same documents

Would give NO STARS if possible! This is the ABSOLUTE WORST mortgage company! Rates are cheap for a reason people. I can't tell you all the wasted hours waiting for people, the complete incompetence of the staff is mind blowing! They adjusted our closing date 3 different times WITHOUT INFORMING US! I had to learn of new times and days from the notary, after adjusting my schedule for them. I've been on hold for an hour right now, trying to pay my mortgage. I was then hung up on by Raquel when I asked to speak to her supervisor. I've been hung up on, avoided by my mortgage broker, Justin Fry. From

This was my first home flip and Bernie and Adam made this a very smooth pleasant experience. Straightforward and easy to obtain financing. Closing was painless and they expedited the process to wrap this up. Judy is very sweet as well and made sure I was aware I had money coming back to me. I worked with Jessica Gibson, and the entire experience was great. I am on the road a lot, so having someone who was so responsive via text (no matter what time of day) was really great. Not only was it the least stressful experience I had getting a mortgage, I got an extremely low interest rate, 90 day rate lock (new build home), and paid almost $10,000 less cash to close than if I went with the builder's mortgage company even with their $5,000 incentive. I type this from my new home and couldn't be happier. Give her a call!

We just closed on our first house, and could not be happier with our loan experience! The team was extremely knowledgeable and responsive. We are first-time home buyers, and they helped us get through it all very smoothly.
We closed 11 days early. They have a great online system that makes it very easy and clear what documents are required to be uploaded or signed.

I love working with Cardinal Financial, they have provided funding for multiple investment properties we have purchased. The process is always very fast and simple, we have never had to have an appraisal and we have never had a problem or delay at closing. Let me start by saying my knowledge of the refinance process was slim at best when I began the process and I that I have only been through the refinance services from Cardinal Financial.
The reps I worked with were great. Their knowledge and understanding of the process seemed spot on. The communication was great and the agreed upon timelines, for the most part, were met. I thought the online process and customer portal were great too. I could access anything I needed during the process and the digital signature and document process made things much simpler than having to do them at an office
