In this day of advanced technology, accuracy and availability of information is easily obtainable. Global Positioning System (GPS) allows users to accurately map and determine critical information regarding acreage and location of important features of a property. These features may include property boundaries, stand composition, roads, streams and man-made landmarks or features.
Property owners should know the current and future potential value of their timberland investment. Equally important is a clear understanding of the methods applied to reach maximum profitability. Issues considered in evaluating a timberland investment can seem complicated. These may include product market value, land value, inflation rate, appreciation rate, investment costs, taxes, rate of return and the resulting discounted cash flow analysis.
As with all investments, appropriate marketing is the key to maximizing financial returns. It takes many years to grow a crop of trees but selling that crop of trees takes only minutes. Therefore, timber owners must be assured their marketing plan is well designed and administered. Items such as taxes, marketing timing, prospective buyers, product marketability and environmental impact must be considered to achieve maximum profitability.
The future profitability of any timberland investment is directly impacted by the silvicultural practices performed at reforestation. If you expect better than average return, you must start with better than average reforestation. It is more than putting trees in the ground. Proper planning and understanding the site capabilities and suitability of the property is important.
