Tracy is incredibly rude and it’s extremely difficult to get anything taken care of in a timely manner. If you have any problems after hours or on weekends, there is no number to call for help. You feel like you are bothering them if you need to ask them about something. They give you absolutely no notice if they need to come and do any maintenance or inspections. It’s usually late afternoon the day before and by email. Their email is strange, I would add it to my contacts, but if they would send me something it would always go to my junk mail and be a different address each time. I do not

When I first moved into an apartment on Elson Street, they did NOT disclose to me that the apartment had ROACHES!!!! yall I moved into an apartment with ROACHES. I found out because a roach fell from the light fixture in the bathroom. it was sick. when I told the front desk lady she said “there’s still roaches??” like you tell me !!? There wasnt a lot of them, but on average I had to kill one about a couple times a month. but thats honestly too much to not have known about the infestation prior to moving in.

Critical: Professionalism
Tracy, the receptionist KPM has working in the office, is unprofessional and rude to say the least. She is extremely rude and anytime I would call they office I had the impression she's being bothered. She is extremely unhelpful and a poor face for the company. I would not recommend dealing with her or KPM.

They were so helpful in moving me in quickly and worked with me when I needed to leave early. They have been incredibly helpful and it has been great living in one of their buildings.

If you have any other choice, do not pick KPM. KPM is run very poorly, their service is really poor, they are very unhelpful and inconsiderate. If you decide not to live in your flat for another year, they will show your house to people with absolutely no heads up. if they send anything at all it will generally be the day before through email.
if you can, pick four Horizons. while still not the most professional, they are a huge step up from KPM trash

WORST place to rent from. I would give negative stars if I could. Slum lord house. Wouldn’t fix anything. It was unlivable conditions when we moved in and reeked of cat pee in the entire downstairs. Broke out into hives. After a month of fighting, they finally replaced the rotting floors. Etc. Had to fight with them about getting the deposit back and they still only gave some of it back.

The worst renters you could ever lease from...DON'T DO IT! They are rude, unhelpful and always seem like they're tired of dealing with you, from the moment you're first viewing an apartment to every tortuous moment you have to deal with them after that. Oh, and don't expect your deposit back...EVER! I spent two days cleaning up our place before we left (and we had damaged NOTHING!) and we didn't see a dime of our supposedly "refundable" deposit. Students at Truman are usually forced to rent from these horrible landlords due to limited rentals in Kirksville and that is a travesty because these guys

I called every week for over a month and never got a call back. Next thing I know the property was rented out from under us when they said we would be the first to know. The front desk woman is incredibly rude and the properties all needed a lot of work. Incredibly dissatisfied.

If I could give zero stars I would. Stay away at all costs - there are so many wonderful landlords in Kirksville, however this is not one of them. Don't expect to see your security deposit returned in any reasonable fashion or timeframe. Unprofessional is an understatement.
