I rented for 1 year from WHP before moving out of town. The move in process was smooth and modern, including a smart phone based move in inspection. The price was reasonable, and the maintenance workers were quite fast and effective. It was great to have everything online, too - like recurring payments and maintenance requests. I personally never had any unexpected charges while living there. The people who work there have been very kind and understanding in my experience.

At our unit, the service breaker was really sensitive to power usage. During the heat of the PNW heat wave,

WHP took over management of my apt. 4 years ago. The rent was $500.In one month my rent will be $1493. The excuse for the increase is COVID. I don't see the correlation between the two. I've always paid my rent on time so why is my rent virtually doubling? I'm getting Section 8 because I'm a disabled senior but even the Housing Authority can't afford this. I am currently looking for cheaper accommodations. Although the rent continues to rise I have had no improvements made to the apt. As tenants move out apt.s are somewhat updated and the rent goes up. Living conditions are good. My rating is for management. Being a tenant who always pays rent on time and cooperates with lease rules and never have complained about anything. I call the office to make my first complaint which is a legit complaint and they treat me like I'm wasting their precious time. Management is very unprofessional and needs training in customer service skills.

The people who work here are awful. The only reason this company survives is because the rental market is so tight in this area. They have no idea what customer service is, or common courtesy. If you can rent from someone else I highly advise you do so. I also highly advise the folks who work here to stop being so miserable, smile and laugh occasionally, and learn how to be courteous to the people who are paying your salary.

I have had great experience with the folks at Welcome Home Properties. They assisted me in settling down. Were very understanding when I made errors in paying my Gas bill and covered it for me. Due to some unavoidable circumstance I had to vacate my apartment before the lease end date and they immediately got into action and within a month got my apartment rented to another party (They didn't have to do this, as per the lease agreement I was on the hook for the full term).

I moved from far out of state and was able to do everything online (application, lease, deposit) which made my life really easy, especially during the pandemic. For the most part everything was fairly straight forward. My place is brand new and super clean. I'm happy with how everything turned out.

UPDATE - Miles sent us a personal response regarding our concerns, that allowed us to better understand their policy regarding the deposit. He asked for our feedback about the communication surrounding that issue, and if there are ways for them to improve in the future. If you have questionable employment or sub par credit, move-in can be expensive, but our overall experience with WHP has been turned around by the level of care and open communication demonstrated by Miles and his team. This is the most unprofessional company I have ever encountered. MILES called me while I was at work to complain that I wasn't watering the grass enough and was rude, unprofessional, sarcastic and jeering. I explained to him that we are new to the area, and have been taking care of it daily, including investing hundreds off dollars into planting more grass and watering it. He sarcastically implied I was lying and went in person to go talk to the other person I live with, whom he treated the same way. Disgusting. I have been renting properties for over 35 years. This is the worst rental management company I have ever rented from in my life. I would absolutely never rent another property that was managed by them. They nickel and dime the residence for everything including things that should be normal wear and tear items. Things that should be the property owners responsibilities such as routine filter replacements etc. They even charge the resident to do routine property inspections. This is absolutely unheard of.
They also conveniently find a way to not give you back your deposit by coming up with charges

Completely takes advantage of his "power." I'm sure landlord's like their services. ... because the tennant pays! Twice a year, they can just come in for No reason but to be nosey (check your 30 page lease). ... ask them not to come while your not there, and you're the problem.. They "inspect" but no repairs are made and months later, they hit you with another "inspection fee." They don't do their tenants any favors and landlords should think twice, in my oppinion.

Welcome home properties staff are very professional business people, they charges us 1500 to clean the house after we left and we had left the home spotless, no damages at all, and when we asled fpe proof of what was so expensive to clean up they had no proof, the home was very nice and I was happy with welcome homes service other than this issue of scamming me out of a good chunk of change.

I'm in a sort of unique situation with Welcome Home as I am both a tenant and a property owner with them. I rent an apartment close to work because I'm single and don't really need much space, and it's cheaper than living in the house that I own. So I rent out my house for extra income. I chose Welcome Home Properties to manage my rental because I had a good experience with them as a tenant. From day one, they've always been on the ball with maintenance requests. Everything gets taken care of within two days, and much faster if there's any risk of property damage. They're good about communicating

At first we were very confident in renting from Welcome Home, but the prices were not strictly upfront and were changed after we had already processed our applications. We had no expectations for the offered cost to be as high as it was to move in. Be very careful to ask what any and all charges may be before processing your application. You cannot get the application charge back after it has been processed.
The properties are nice, though. It just was not very fair service to not be upfront about the costs for move in before we completed our applications.

Welcome Home Properties has been a pleasure to work with for the past two years. We self-managed our home in College Place for about two years, and there was always stress that something might happen even if nothing was happening. Having a quality property management company take care of everything was a huge relief. There was also little expense (actually a net positive) on our part because when they listed it for market value, they were able to generate more revenue than we were previously.

Really can't say enough about how terrible Welcome Home Properties is. The best example of how they operate is when I brought my newborn son home from the hospital in the beginning of November. It was freezing outside and the baseboard heater in my bedroom stopped working. We called Miles and told him we needed it fixed immediately because we had a newborn. He assured us he would send over the handyman, but when my father ran into the handyman in the afternoon he said Miles never called him. Just never called. He doesn't care about the tenants at all. I assume he keeps the property owners
