This has some very good information on what you should look for in a Homeowners Association before you buy. It is important to know how the reserves will affect you. Once you have purchased the home you will be responsible for all future costs and assessments even though you may not have lived in the assocation when these items were used and it will be too late to make a different decision.
Before you buy, consider your personality. If you balk at the idea of anyone telling you what to do with your property, specifically avoid buying a home in a neighborhood governed by an association. Before you make an offer on a house, spend time researching its homeowners association.

Read through the covenants, conditions, and restriction (CC&Rs); make sure the association has adequate reserves in it budget; find out if there is a history of conflict. Before you buy find out about the management of the association, who they are and how much experience they have. Do they understand how associations should be managed and have they had a good track record with this organization.
With everyone wanting the best reception for television there are a number of choices. The choice that this article discusses is your decision to purchase a satellite dish for this service to be placed on the exterior of your home. Each association has their specific rules relating to the placement of these dishes.
BEND, Ore. (CNN/Money) Three years after moving into a new 4,700-square-foot home in Brook Hills, a gated community near San Diego, Sonni and James Bass are caught up in an expensive legal battle with their homeowners association. The board tried to resolve things peacefully, he argued, by giving the couple extra time to do their landscaping and sending a letter asking the Basses to "please remove" the light.
Solar energy systems. Existing law provides that any covenant, restriction, or condition contained in any deed, contract, security instrument, or other instrument affecting real property, as specified, that prohibits or restricts the installation or use of a solar energy system is void and unenforceable.

This company is in charge of our HOA in a Lennar community. Every month for 2 years they sent me a statement with a $0 balance owed & then out of nowhere sent me a bill after 2 years for $1500 saying they had a glitch in their system & acknowledged it was their fault & has harassed & bullied my family & I. We made an arrangement with MICHAEL MCDONALD to pay it down & we were honoring it & he MICHAEL MCDONALD called me a few months later & said they were no longer going to honor our arrangement & he MICHAEL MCDONALD was going to put a lien on our home. He & this company are completely unprofessional

They cover the basics when asked, but they don't have very good oversight. I have seen too much neglect at one of the condos they manage, including standing water, boards need replaced, paint needed, security gate problems, theft from automobiles, illegal entry, a lot of problems.

I think they could be better, even at the simple things like returning calls.

This company manages Tuscany Villas has no interest in the security, grounds and parking issues. I have provided Mike with photos and I have emailed him several times with my concerns. The 2 positive
responses/reviews are employed by the company.
The work on one of the roofs stopped in the spring, there is no work being done and the roof is still open to the elements, rats and other animals.
Very poor management and most board members don't live on the property.
Which means they don't care as long as they get their rents.
Property values have decreased by $10000 this year.
Just had a termite

Sadly we have had to call this management company three times for the same issue of the gate remotes not working. Today in speaking with Kathy I received the worst customer service. Kathy was impatient, rude, didn't hear me (the customer) and ended up asking me to call back because she was behind with her other duties and "couldn't deal with this right now". Again terrible customer service, she just wanted to clock out on time and couldn't care less about if a customers issue was resolved. Don't ask for Kathy if you call there becuase what you will get is the worst customer service imaginable!

I have lived here for almost two years. We are moving next month in part due to the lack of quality of services, nonresponsiveness by staff, and ineffective practices in managing our Homeowners Association. Here are some of the issues we have encountered: Ineffective communication regarding common area tree trimming, non responsiveness to complaints (i.e. filed a complaint in 2015 about unsafe pool equipment, equipment finally replaced in 2015 after public shaming of the company), rodents in the common area pool (i.e. this happens consistently each time we have tried, at random, to use the spa
