A buyer's inspection is initiated by the home buyer usually as a contingency to the final close of a real estate sale. These types of inspections are designed to assure that there are no hidden surprises for the purchaser. It is estimated that up to 80% of all home sales are contingent on the buyer's inspection!
My reports are written with custom narratives, which only pertain to the home I inspected. No check-boxes or incomprehensible jargon. I don't use phrases like 'appears serviceable' or 'monitor this condition'. The report is a system by system style, not room by room. That means that all the concerns which are related to electrical/plumbing/roofing systems are contained in one area of the report.
Any association's Standards of Practice are a minimum guideline. Like building codes, they set a minimum standard of care. Many inspectors routinely exceed the minimum standard in order to provide their clients with a better inspection. Those inspectors who choose to exceed the standards should be qualified and trained to do so.
This is the first question most people ask when inquiring about a home inspection. However, it should be one of the last. The inspectors who have been in the trenches for more than 10 years, have higher inspection fees. Same with most trades. The more experience, education and training they have, the better the inspection and report.

Rick was very observant, thoroughly going through every square inch of a large property. He was sensitive to tenants living in the units. He gave information while also being able to not say what we should do. I would hire him again for a building inspection.

Rick Hartmann is excellent. Although our sellers provided an inspection report for us, we decided to go ahead and hire our own inspector to be *sure* we knew what we were getting ourselves into. We hired Rick because he came highly recommended. We are so glad we did.

Rick was fantastic! We could tell he was there for us, to protect our interests and future during our home inspection. He was professional, thorough, and answered all of our questions.
