Security deposits are not refundable if you decide to not move-in after signing a Security Deposit Form and paying the required security deposit. Security deposits are however refundable if you move-in and move-out without any outstanding charges or damages to the property. If this occurs you may handle this in a variety of ways.

We prefer and attempt to sign leases that range in length from 18-22 months; however, many tenants prefer 12 months, which we do accept as well. Yes, Owners are provided a digital copy of the lease immediately following lease signing; a paper copy can be provided upon request. Our broker of record signs the leases, however any owner who wishes to sign can do so with prior notice.

I’m writing this review from the perspective of a property owner and not a tenant,
Pros:
-Low property management fee of 6% (the typical property management company charges 8-10%)
-Good automated system for communication with tenant, owner & property management company.
-They know the area of Harrisburg, PA in and out
Cons:
- I feel like they will nickel and dime you every chance they get. They lease out the maintenance work to “HPMG construction” which probably another LLC of theirs to overcharge you. All the repairs were always overpriced but being an out of town owner I really didn’t

Highly recommend them as a property management company. They are very profesional. Good with maintenance and tenant placement. Erin is really good at marketing apartments and very responsive.

They are slumlords only care about the rent and not the tenants safety i needed my celing in my kitchen fixed my bathroom redone holes in my living room bc of rats and roaches my heater was broke the refrigerator needed replaced bc it leaking my porch needed to be redone bc my disabled mom fell down the stairs we gave u 9000 and nothing was fixed except my porch after my mom fell i wud never recommend u guys bc ur heartless people im glad we moved so i dont have to deal with the headaches and the harassment u gave us

I’m actually very upset. I received a call from Donna who was extremely unprofessional, she has done nothing to help my family find a home except send the same email with her information on it. She was rude and read my credit report off to me as if I should be ashamed of it. I am very respectful and did not give in to the obvious confrontation she was looking for. What’s sad is I was approved through this company and she did not have a care in the world to actually help me rent something. Positive: Professionalism
I have been using HPMG for 2 years now as a property owner. I appreciate that they share the same concern for tenant safety and happiness. They have helped upgrade smoke detectors and called out unit readiness issues prior to tenant start. Reporting and communication could not be easier.

HPMG has done a great job managing my 1st rental property. Very responsive and helpful with all my questions. They are very professional, documenting any issues and resolving any work requests right away. HPMG was quick to market the home and find a good tenant. Erin has been great to work with and because of the great service provided I am in the process of adding a second property.

I have never in all my years rented from a place as slow and uncaring as this. We waited patiently for a month for our kitchen ceiling to be fixed and receive a new ceiling tile a few months back when it fell in. Now we have been waiting a week for the main door to be fixed as it is stuck when leaving or entering and takes a butter knife to pry it open. We were worried that it could be a real emergency if there was a fire, as we have a daughter and called , after having waited a week for them to arrive and was told " that's not an emergency". Wow. My children and I were recently evicted from one of their properties. I did not owe any rent at that point. Fine, they put us out. In the following weeks after the eviction, I made several attempts via phone and voicemails. No one from the company returned any of my calls. I finally decided to send an email out to Josh Black. I was then informed that all of my worldly possessions in life have been “disposed of”. In the middle of a PANDEMIC!!! This is how this company decides to treat human beings!! I’m sick to my stomach!!!

I do not believe this is a good reality group after weeks of dealing with this management group I have yet to view a property. They are slow in responding, if they respond at all. I asked to view a property and… it seem they are also personal accountants as well. I was told I was approved for $800 a month, how is that when I make 100k a year. They inputted what they wanted in there system/ I didn’t ask what was I approved for I wanted to view a property. So I sent 3 pay stubs over to miss Cruz. Now she can’t reply now. I don’t care if they want to do business with me or

Oh my god. Where do I begin.... We’ve lived here for a year and a half and have had nothing but problems with this company. Don’t bother submitting a maintenance request because nobody ever gets back to you and then your left fixing the problem on your own AND spending 100s of dollars on things that they should be responsible to pay.
I know for a… fact that I asked them to fix our washer and dryer FOUR times and guess how many times someone came to look at them? Zero. The piping under the kitchen sink is screwed up because whoever put it in did not know what they were doing.

I will preface this with, yes I am bitter I did not get the apartment I wanted. Now that's out of the way, I can explain why I am upset. I attempted to put a security deposit down on an apartment on thursday and I was given the run around. At first, they couldn't agree on how much the security deposit should be. I was told one thing by the agent… that showed me the apartment and when I went into the office, I was told something completely different.
