If you're like most people, purchasing a home is probably one of the biggest investments you'll ever make in your lifetime. If you're considering buying a home, you're likely aware of the complexity of the endeavor. Because of the numerous factors to consider when purchasing a home, it's important to prepare as best you can.
To apply for a loan, you will have to provide the lender with detailed documentation of your financial history. The lender will request a credit report from a credit agency and will verify the information provided in your loan application. Evidence of any other assets such as bonds, stocks, or money saved in retirement programs i.e.
FHA might be just what you need. Your down payment can be as low as 3.5% of the purchase price, and most of your closing costs and fees can be included in the loan. Available on 1-4 unit properties. FHA has a loan that allows you to buy a home, fix it up, and include all the costs in one loan. Or, if you own a home that you want to re-model or repair, you can refinance what you owe and add the cost of repairs - all in one loan.
The VA mortgage loans are one of the best and safest methods to use when buying a home. Now even active duty personnel can qualify. If you are a Disabled Veteran, you may qualify for additional benefits on a VA home mortgage loan. The VA Home Mortgage Program does not limit the number of times a veteran may use the program.
The USDA changed rules in 2009 that makes millions of Americans eligible for its rural mortgage programs. The American dream of home ownership has become more difficult as families struggle to come up with the 20% down payment that many conventional home loans require. With the USDA loan many are still able to get a zero down home loan.

We closed on a loan this morning. Our loan started the underwriting process the afternoon before the closing and continued to within an hour of the closing time that day! We repeated sending information that was sent weeks before! All I could get get from Tom Birko was a bunch of excuses. Avoid this mortgage broker at all costs!!! Poor service coupled with a bad attitude.

I have worked with John Ammon at West Penn Financial for almost 3 years during our home search. Over this time span John went absolutely over and above what I would expect from a lender. John worked all hours of the day and night to provide me with cost sheet, after cost sheet, after cost sheet. He remained in constant communication by email, phone calls and text. My experience working with several people including the president at West Penn was terrible. My paperwork was forgotten, I felt a great sense of arrogance from some individuals after visiting their office. I wish I would would have used my previous lender! Do your homework before trusting some random financial company.
