William T. Whiting, Jr. is this office's technical guru. A good appraisal requires good data. Tom is expert at unearthing important data, often through the Internet, for a subject property or a comparable sale. Tom specializes in the valuation of apartments and industrials.
Tom operates the Baseline Map and Model for industrial property valuation, adding more than a hundred comparable industrial sales to the model each year and "crunching" them in an equation that applies multiple regression analysis. The result is an ability to gain a quick "read" on the value of an industrial property anywhere in Greater Boston.

Land underlies everything in real estate. The same is true of land value. Land is part of the worth of all real estate. And sometimes it is the bigger part. We like to think that the buildings we put up are where the value is. But sometimes the value of the land overwhelms the value of its building.
Calamities happen all the time. An asteroid hits the planet and wipes out the dinosaurs. A bank panic causes bank failures and a depression. The Red Sox trade Mookie Betts to the Dodgers and have a miserable season. Some people would take exception that that last one is not a true calamity. But then they would not be true Red Sox fans.
An Evaluation is an Appraisal in a short format. Everything is shortened: the description of the property, the analysis of the market, the depth of research into comparable rents and sales. Federal regulators allow the lenders they oversee to use Evaluations in cases where the lender's dollar exposure is low.
An Evaluation is a short format valuation report that federal regulators have allowed lenders to order in lending situations where the loan amount is below a threshold - for commercial properties, initially $250,000 and at present $500,000 - since 2010. An Evaluation may be prepared by a party without an appraisal license.
Offices are the most standardized form of commercial real estate. Office buildings may look different from one another on the outside, but on the inside most are built out with carpeted floors, painted drywall walls, and suspended ceilings. Few offices drop below a rating of "average" for quality, and few rise above "good."
