Steve and his father Lawrence Kellem founded Kellem & Kellem in Hull, Massachusetts, in 1984, and worked together through Larry's retirement in 2012. What started as a small hometown practice evolved into one of the South Shore's and then eastern Massachusetts's busiest real estate practices.

A key moment in the firm evolution was when Jack Conway, an owner of several real estate brokerage offices in Eastern Massachusetts, decided to build an office in Hull where Steve and Larry were practicing. When describing the legacy of his dad and how it relates to the real estate practice, Steve explains, My dad taught me about the importance of thoroughness as a fundamental principal of real estate law.
Once you have executed a purchase and sales agreement for your home and have submitted a loan application to your mortgage lender, the closing process has commenced. This procedure inevitably leads you to the office of the closing attorney. Following is a general explanation of the role of the closing attorney, the tasks the closing attorney will perform, and what will take place at the closing.
Once you've decided on your budget and are ready to focus on your new home search, it's time to talk to a mortgage professional to determine your buying power. Please consider asking for a referral as we have strong relationships with our network of trusted lenders because they have delivered on their promises time after time.
As the lender's counsel, we will prepare a document called the "HUD Settlement Statement." This is an itemization of all amounts due to and from the parties. Although we strive to provide at least 48 hours advance notice of the final amount needed, this is at times difficult due to several factors.
Title insurance is an indemnity (reimbursement) policy, available to Buyers of real estate. The closing attorney is typically the issuing agent of the policy. The policy insures a buyer against a) defects or gaps in ownership that can occur as a result of an abnormality in the historic ownership of the property; or b) liens or encumbrances against the property that were not discovered prior to your purchase.

As a Real Estate Broker I deal with a lot of closings. Kellem and Kellem is by far one of the best Real Estate Attorney offices there is. Every deal we do with them is smooth and I always know where we are in the deal. All my clients that have used Kellem and Kellem have told me how happy they were. When choosing an attorney to represent you in the sale or purchase of a home the choice is clear.
