I stumbled upon this lodging gem last month when leaving my grandson's baseball game. At Kirkwood Inn my husband and I enjoyed the privacy of an immaculate and well-stocked motel room while at the same time having the ambiance of a quaint B&B. Certainly a highlight was the bountiful hot breakfast served inside the historic house and also on the patio surrounded by the gardens and water fountain.

This is a great location for anyone looking to attend the Ohio Renaissance Fair! It's very conveniently located to get around easily. Only cons that kept it from a 5 Star Review we're fairly minor. The bed wasn't the comfiest, it felt like an old spring mattress, no bad but not great. There were no large trash cans, so trash just piled up in our room until we took it out to a different location ourselves. And we put up the sign to have the room cleaned while we were gone during the day, but it looked untouched both days when we returned. It never got super bad, but if it had been it would have

I love finding hidden gems like this! We received warm, personable service from the time we made the reservation through checkout. Everyone on staff was friendly and helpful. The room itself was basic, but clean, comfortable, and quiet. What sets it apart is that the actual inn is adjacent to a historic home and gardens that guests can freely enjoy. What a pleasure to eat breakfast in such a lovely setting! The food was varied and plentiful, including eggs, cereal, fruit, and even homemade chocolate cake! Great place to stay. Great night sleep on a comfortable bed. I didn't hear other people outside or through the walls. The continental breakfast was great. They have more options than most. I'll definitely stay here again.

What a great place to stay for the weekend. Our room was very clean. We enjoyed the pool and walking in the flower garden. The breakfast served in the house near the.inn had lots of options.We traveled to Lebanon to take a hot air balloon ride at Gentle Breeze but also enjoyed lunch at the Golden Lamb while in town and a trip to Valley Vineyards.

Good hotel. Would recommend. The pool was good. Would have given 5 stars but the bathrooms in the hotel was very small. But otherwise it was great! Breakfast was fresh.

Visited our daughter's family, who moved to Ohio a few months ago. We stayed 2 nights. The room was clean, quiet and comfortable. The pool and grounds were lovely. Pat prepared breakfast in the historic Kirkwood House (built 1790), taking great care to make it perfect, giving this place a "bed and breakfast" feel. Great customer service. We will be back!

What a friendly, beautiful, loving place and the staff is just amazing. The room was so clean and spotless. I look at details because I travel a lot and there was nothing unclean in the room. The breakfast area is gorgeous. Loved it .

Mrs Pat during breakfast and Mrs Debbbie at the front desk made our staY absolutely wonderful!! My own family doesn't care much as much as they did!!
We drove an hour out if our way because of the wonderful reviews. If you get the privilege of going here, take it!! Does not disappoint!!

Absolutely love this little gem of a motel. It's hard to describe, but the minute you walk in the front office you are treated like family. The property is so cozy and quaint. The rooms are pretty straight up motel rooms, but they are clean and they stock the rooms w Keurig coffee machines and soaps, etc., from Bath & Body Works. It's a clean, comfortable place at a reasonable rate. What stands out is their beautiful gardens and the beautiful historic home they serve a full breakfast in. The food is wonderful, anything you can imagine they have. The friendliness of the staff is incredible

What a hidden gem we found. We were going to stay at another property and we ended up canceling and going here. Thank goodness we did because this place is amazing. The property is well maintained and manicured. You can tell that the owners really love their work. Cute benches for sitting, flowers everywhere, and a nature trail too! Room was super nice and clean and the beds were so comfortable. Every morning they have a hot breakfast buffet with eggs, sausage, biscuits and gravy, cereal, danish, fruit, coffee and juice! You won't be disappointed!

We checked in today... The property is very manicured... The rooms were very clean and smelled pleasant when entering... We got a double and the Inn lady Debbie was really nice and sweet... Loved her! Its our first night so I'll update in a few days... Good value and excited about the continental hot and cold breakfast buffet that they include with your stay...

This place is something to definitely explore if you're planning a trip to the area around Mason or Kings Island.

Pros:
Great breakfast buffet. Plenty of options for any member of the family, and lots of seating in the quaint cottage. See photos for your morning spread (there is additional seating upstairs).
Great deals on rooms and tickets to KI. This was pretty simple to arrange although you had to call and request the deal. On a good note, my special requests during the call were addressed before we made it to the room (add roll away bed - it was in the room when we checked in).

I only spent one night here but was pleasantly surprised. The Inn was great, rooms are spacious, well furnished, clean and quiet. Parking right in front of your door without the hassle of a large hotel. The prices are right and the country breakfast at the farmhouse building built in 1799 was fabulous. This hotel is a better choice than the Wolf Large at twice the price anytime.

Wonderful quiet spot of comfort just ten minutes from the Miami Casino and Kings Island. Clean, attractive, affordable rooms include a fridge, two queen beds, a desk and three chairs.

The full out breakfast served in the original farm house is outstanding. Real plates, cups & silverware! Unmixed choices of breads, sweet rolls, eggs, waffles, sausage, cereals and fruit. Served in a gorgeous dining area full of antiques. Talk about Southern hospitality!

This gem is a "must return" if you're in the area!

I booked this room not expecting a lot. I didn't read reviews beforehand. Wow, were we surprised! The room was very clean, quiet, comfortable, and nicely updated for an older hotel. The staff was very friendly and accommodating, especially Pat who served breakfast. We were there in the off-season, so the price was great. Everything was included, except for a microwave, but that isn't a deal breaker for me. The breakfast, which was served in the original inn behind the more modern hotel, was very good, and had lots of choices, especially for a weekday. We also toured the beautiful grounds

An amazing place to stay and we highly recommend this for families. The rooms were spacious. We asked for a roll away bed and had plenty of room to put it in the room even with 2-queen beds. The beds were comfortable. The breakfast they included was by far the best "free" breakfast we have ever had (eggs, biscuits and gravy, corned beef hash, a plethora of fresh fruit, pastries, and fresh breads and sweet breads). The grounds were beautiful and our kids enjoyed walking the garden area.

I really enjoyed my stay at this location. Like most are saying the rooms aren't the best but they are not horrible. My fiancé and I got a package deal with 2 day tickets for kings island. The scenery here is amazing!! We really enjoyed the garden and relaxing outside after a long day at the park. The staff and owner were very courteous and helpful. We are antique buffs and love seeing vintage furniture and the older atmosphere. Felt very homey if you will. The breakfast buffet was the best we'd ever had and we travel a lot. Rooms not as modern as some hotels. However, super clean. Couldn't ask for a more courteous staff. Front desk personnel and owners/managers were beyond helpful. Very quite, quaint lodging. Nice breakfast each morning with a variety of foods. We stayed here to go to King's Island one weekend, as it was relatively close in proximity. Would recommend staying here for anyone passing through for any reason.

Loved this spot!

After booking a room for our wedding, My Wife and I decided to change locations and use the gazebo and garden for our ceremony. It was very small so the location was perfect and beautiful. We were charged $129 for a half hour use of the gazebo, although I'm not sure why since the gazebo was still open to the public and nothing was "reserved" for our use. Nevertheless, I was HAPPY to pay a reasonable price to have the spot. I could tell they spent a little extra time prepping the area for us. Well worth it.

Had a deal for a "play and stay" couples package, which included 2 tickets to Kings Island. The online deal was $139 for the first night and $69 for the second. When we arrived they tried to charge us extra.... $159 and $89, luckily the owner was very kind and gave us the original price, and also upgraded our room!

Inside the room was nothing special. Regular box television, nice refrigerator, clean bathroom. Very Clean all together!

Free buffet breakfast every morning in the Kirkwood House, which was very nice. The first day, Saturday morning was just "ok" Fresh fruit
