Services
Guests have a 48-hour window in which they are able to cancel a reservation without penalty. If you notice in your owner's portal that an upcoming reservation has cancelled please let us know. If the time frame does not get rebooked and the guest canceled outside of their 48-hour window, we will pay you cancellation income based on what the guest has paid toward their reservation.
Avoid paying additional travel fees and inflated rental rates that online travel sites charge you to use their websites. We rented Happy River on Mechem Drive Dec 2021 for 2 nights. We had no heat starting with our afternoon arrival and overnight temps below 30 degrees. It took numerous and repeated phone calls and 17 hours to get the heat fixed. They provided a "one night" refund, but refused to include taxes and cleaning fees so the "one night" refund turned out to be less than half the actual cost of renting. They also expected a 20 page lease to be signed for a two night rental. And they wanted a Holds Harmless signed which prohibits public comments, in order for us to receive any refund. I wish I could review this place. We had a winter storm the day we were to head to Ruidoso. One highway was closed and the other was impassable. I emailed the owner, and have still not heard back. I had paid close to $500 for this cabin, which is normally $99 a night. I completely understand a no cancellation policy; however travel was cancelled due to weather, and not by choice.
I am disappointed in the professionalism of this place, and will no longer be booking anything through VRBO.

Do not book though Condotel !! Same experience as MANY reviews. They booked me only to call me back a day before we leave to say there was a”flood” in the house due to appliance. Which is what other reviews say is their excuse. I think they overbook and give the rental to the person who paid more. They asked to put me in another property which they had no pictures yet because they just acquired it but I refused after seeing what happened to me as others and Knew probably when I get there they would cancel on me as others have experienced.
