I was trying to help out my elderly uncle and aunt in finalizing their lease buyout as they have to move due to medical reasons. No empathy there by this organization. We were advised to have 2 month rent paid via money order or cashier's check as that was the only way a payment would be accepted for buyout. Portal shows a 3 month payment getting taken out. Tried to get assistance on this issue, no response after calling numerous times and leaving many messages. Even visited the local office in Peoria in person, door were locked and no one there for assistance. We are talking about an elderly couple

I would really want to 0 stars if possible, especially about the maintenance service. I have to keep tracking about the status and it is rare for a maintenance to come and get repaired. Also, call service is useless since all they do is just notifiying them and do not tell any further information after that.

Terrible communication with the office. Workers will not call you back or notify you of progress when you’re in the middle of a process with them. You have to call and bug them constantly to get any information from them, and they are never on the same page with each other. Multiple instances of being told different things by different people.
Honestly do not expect to have a peaceful experience with these people! They overcomplicate and stretch things out for no reason. I genuinely question if the office people are even regularly checking and replying to emails. Do better or find better employees

I submitted an app fee & deposit for a unit that stated AVAILABLE. 2 Aug 7 2021 sent me out a Lease to sign for a unit I had not even viewed. Sept 24 I requested my fees& deposit back . After given numerous times of a date I could view it still wasn't ready. Now she tells me app fee is non refundable 7 deposit take 30-45 days . My funds should not have never been deposited unit the unit was viewed & lease signing This makes no sense . How can you advertise a unit that was never available an hold my app fee & deposit for some that was never available . I am very unhappy &

I had a horrible time with getting anything repaired while living at Fairlawn. Most of the issues, like a toilet that would continue to run water every few minutes, wouldn't have been a big deal; but I had a months-long horror story with a carbon monoxide leak. Which, as is fairly common knowledge, can be fatal.
The first time my carbon monoxide detector went off was in November. We called maintenance, and a guy was sent out the next day. He inspected the furnace, and discovered that one of the two pilot burners was not lighting because the air vent was rusted over. So, he cleaned it up, said

Applied for unit Aug8,stating Available Now.Paid fees& deposit.Was sent a lease,I declined. Aug 12 to sign for the unit .I never got to view. Gave me numerous Viewing dates.Which the apt Was never ready or available. Until 2.5 mos later. I requested my fee& deposit prior to Here it is Oct still have not recieved it!My money was applied to apt.Bad business located out in Illinoise.Due to privacy I unable to post every bac& forth text.This is a bbb,attorney general needs to look into this situation. 0 if I could.

Spring 2020: My boyfriend lives in Champaign House aka "Lincolnshire West". They recently went up on the rent for his unit from $650 to $875! I've lived in multiple apartments, rented a house, and now pay a mortgage...all less expensive than this! In addition to this drastic change, he has always paid on time (I go with him to drop off the money… orders), but one of the managers recently tried to claim he has been late paying rent. I had lived at Garden Pointe Apartments in Indianapolis, IN for three years and they are by far the worst management I have seen there. I have extensive mold on and in my walls and electrical issues in my bedroom and bathroom most likely caused by the water damage in the walls that is causing the mold. This is a lovely housing company. My wife and I live in a unit and they are extremely well kept/maintained. The neighborhoods are lovely, friendly, very walkable, and amidst a budding little town full of things to do/events (despite Covid). A great "stepping-stone" living arrangement for any young professional, couple, or single/small family!

Rude management. You cannot ever get through to maintenance or the office when you need them. Also they left me without hot water for 6 days and refused to answer when they would get it fixed. The maintenance… line also blocked me from being able to call their number. They never answer your calls and emails. Do not move here. The apartment is in horrible condition it stinks really bad ...
Also they are slumlords. They painted over their old dirty bathtub with some cheap paint and within a week after I moved in it started peeling and chipping. I requested maintenance on that the same month

- Was grandfathered in as a tenant from Faron Properties. I called about setting up rent payments-- they hung up. I had to go to their office in person to figure it out.

- Wanted to sublet. They toured me through multiple apartments and went through the application process, just to be told that subletting is "not possible" 2 months after we started.

- During the COVID-19 quarantine, they scheduled a remote viewing of my apartment. They said to email them back if there were any conflicts or concerns, so I did. I was completely ignored, and the viewing happened anyway

They consistently fail to take care of their tennant's. I've lived at Garden Point for all of their management and it is nearly impossible to speak to one of their representatives as the clubhouse or at fairlawn. They obviously value profit over their customers. I've contacted the health department and they still refuse to fix basic security doors for nearly 8 months now. Please heed my warning and do not live in one of their properties.

I love love love fairlawn real estate. The office staff and maintenance are very professional and always on time. They want to make sure that their tenants are happy comfortable and safe. I would recommend fairlawn real estate to anyone, especially college students starting out on their own with their first apartment.

Moving to another state is always challenging. Fairlawn certainly helped us with that process and I am grateful for how understanding and responsive they have been. When comparing properties online it can be hard to get an accurate impression. Although, Fairlawn was very accommodating in terms of doing a video tour of the property we were interested in, it still wasn't everything we had hoped it would be when we arrived. Fortunately, their maintenance team came out very early in the morning after we had sent a late night email letting Fairlawn know how we were feeling.

We used Fairlawn to find an apartment before moving to Champaign-Urbana. Overall, I'm very dissatisfied with their service.

We did a Skype tour of an apartment on Main St. in Urbana, and it looked quite nice. We weren't able to see it in person, as we lived across the country at the time, so we signed a lease. When we arrived to move in, we discovered that they had shown us a different unit in the same building. The apartment we had leased was "furnished" (contrary to what they'd told us) with some horrible, worn-down bed frames, mattresses, shelves and tables. Multiple
