Private Financing of Short-Term Real Estate Renovations, New Construction and Commercial Bridge Loans. In 2015, EMCAP Lending was formed to provide fast, easy first mortgage bridge financing to real estate investors to fund purchases and renovations of non-owner occupied residential and commercial properties.
EMCAP Lending is a direct private lender that provides renovation, construction, and commercial bridge loans to real estate developers and investors. We currently lend in MA, FL, RI, NH and ME and are planning expansion. We are an affiliate of Procaccianti Companies, one of the largest, most experienced private real estate firms in the United States.
EMCAP Lending is a private, non-bank lender working with loan brokers across our service regions. Commitment - We provide our brokers a commitment letter, not a term sheet that holds no real value in a loan transaction. Strength - Our financial backing ensures that if we approve a loan, the borrower gets their funds.
The next step in the process is to submit a legal deposit, which will be used to initiate loan docs and title work. This legal deposit will be credited on your Settlement Statement at closing and is not an additional cost of the Loan. Should you decide to terminate this closing after payment, we will reimburse you net of costs incurred.

I went with EMCAP due to my senior representative and the trust I've built with him in the past. What I also really like about EMCAP were a couple of the cost savings measures that were put in place that other hard money/private lenders do not. These lenders are so boiler plate. However, EMCAP has the little things that separate them from the others. They have ways to help keep cash in your pocket during the project.
