Easily accessible from Hwy 99, Three Palms MH and RV Park is near the VA Medical Center, great schools, colleges, and universities. With an average of 271 sunny days every year, our climate is perfect for plunging into our sparkling clean pool, having a BBQ with friendly neighbors or viewing the 'fresnos' (Spanish for ash trees) on the famous Blossom Trail or the Shinzen Japanese Garden.
A thundering herd of elephants, giant cats and California sea lions are just a few of the more than 190 species housed at the Zoo. The zoo protects the Earth's rarest and most endangered animals. Begun in the early 1900s and hand built by a Sicilian immigrant over a span of 40 years, this underground network of courtyards, passageways, and grottoes is actually citrus orchards and vineyards, still producing fruit today.
If you ever have any questions, give us a call at (559) 500-4588 or talk directly to your park manager. All pets must be walked on a short leash. Pets may not be tied outside or fenced when outside the RV, unless you are outside in attendance. Please carry a "baggie" and immediately pick up and dispose of all pet waste.

It’s really nice and clean. And GINA, the manager here, is very warm to the guests and the service is very good. Because I am a foreigner with poor English ability, and I am using a travel trailer for the first time, thanks to the help of GINA, I can move in smoothly, so I would like to express my heartfelt thanks to GINA!

Lived here in my Class A for 2 months. Staff was terrific. The location was fairly central, but out of the way enough to be quiet and safe. It's tricky to see the exit the first time so slow down when you know you're close or you'll have to circle back.

This place was quiet and well kept! The manager Gina was extremely nice and super accommodating while we were parked overnight during our trip. I will recommend this park to anyone who needs to stop in Fresno.

If you need a quick place to stay overnight it's just off the 99 on Golden State and it's probably cheap enough. But you must be fully self-contained with your own drinking water, bathroom & showers it's a OK place to stay.
BUT...
If you have any valuables or anything unattached or not locked down
Don't stay here.
Lots of homeless, addicts & theft near by.

To get here is a nightmare because of construction, the owners worried what our RV looked like since it is 10 years old and our RV looks nice and the trailers here are trashy looking. We can't use the pool you have to be a permanent resident I guess with a key, they parked us near a old trailer, that had all kinds of junk around it and all we got was electric cause water cost more. UNBELIEVABLE, if you are traveling find a nicer park where you get all facilities, NOT THIS PARK.

This place is a very dirty run down park. The showers were so filthy and disgusting that we bypassed washing until the next stop. Overnight parking was near the bathrooms and the sewer smell was horrible. We paid the next morning and they were 30% higher than all the places we had been that week. Asked about discounts and the girl didn't know nor did she bother offering to find out. Not happy!!

We are new tenants really appreciated park manager she was very helpful and through with all rules and regulations and answering all of our questions we agree with the rules and appreciate them in place we are excited to see their vision come into play as the rest of the long term tenants begin to comply and take pride in where they live. The park has been very peaceful and even though there are children there they seem to be in control. The grounds staff is right on it not lagging at all and there to help solve problems and questions. Hang tough site manager we see great things coming with your

My wife and I are not from Fresno, but our son goes to Fresno State and we like to stay near him for a month or two throughout the year(he doesn't feel the same way). We take our RV here to avoid the costs of hotels. Its a quiet place and the showers and pool seems to be cleaned fairly often. After checking out the other parks, this one seemed to be the best value so far in the Fresno area.
