Services
When you prepare to close on commercial or residential real estate, you will be presented with a multitude of documents and forms that you must review and sign. Unless you are involved in a real estate profession, these documents can easily be overwhelming. Your settlement agent cannot provide legal advice or counsel and neither can the other party's attorney.
Home ownership is a rewarding investment. Unlike stocks and bonds, it is one of the few investments you can actually use and enjoy. Financing is readily available and interest rates are low, allowing purchases with relatively small down payments. This leverage means the rate of return on invested capital can be substantially higher than that available from other investments.
The Contract will define the details of the transaction and is a binding commitment on the parties. Oral agreements are not binding. There is no "cooling off" period to change your mind, in Virginia, unless specifically provided in the written agreement. Be sure you have carefully inspected the property condition and neighborhood.
No matter how thorough or trustworthy the seller may be, a seller disclosure is no substitute for a thorough home inspection by a licensed and qualified professional. Most sellers simply aren't trained to look for and identify the issues that can affect the average home. Before you buy, always get an inspection.
Many subdivisions have a mandatory homeowner's association (HOA). The HOA is responsible for maintaining common area, such as private streets, playgrounds and sidewalks, There may also be restrictions that limit what you can do with your property. There may be restrictions prohibiting you from erecting an antenna or storing a boat that can be seen from a neighbor's yard.

I chose this firm based on 5 star reviews others have posted but my experience has been quite opposite. Cannot get them to respond to anything either emails or phone calls. They are quick to accept but once they are on your case they even forget what they have to do for you. They prepared a wrong deed and I had to point it to them during the review. Once the deed was fixed I was asked to return the document overnight and they did not act on recording until a week after they received the document. After multiple reminders they recorded it with county but had wrong last name during electronic recording

I could not recommend this firm more highly, especially Steve Standish who has gone above and beyond with our particularly complex parcel.

The whole office are very understanding and very patient with me. I am thankful for them. They show me they know what they are doing. I'm not use to this kind of help. I am not good at communication I don't know what I should ask about my case. So with them seem to be smart at what they do is good for me. Witch means I feel 99% they are doing a good job. Thank you!

We had an incredibly difficult closing on our house that took almost took a year to happen. The Buck Law Firm was beyond excellent in helping us get through this situation. Teri and Brenda answered every one of my 100 phone calls, there were vigilant in getting answers and making sure things were done, and most importantly they were beyond encouraging and supportive. I would 100% recommend the Buck Law Firm and I am so beyond thankful for them!
