You can purchase a single-family home or condominium with as little as 3.5% down payment using an FHA loan, but there is a price for lower down payments on conforming loans: mortgage insurance (often called PMI, private mortgage insurance). Mortgage insurance is required when the conforming loan amount is MORE than 80% of the purchase price (practical translation: down payment is less than 20%).

My mother lent me money for my down payment for my condo and I wanted to pay her back. First, working with Brad Vigil we though what would be best, to take the full amount in a cash refinance. After working out the details he came to the conclusion of taking less cash out of the refinance and borrowing against my 401K. Amazing!! This was our second time using Assist Home Loans. Kim, Greg, Ashley, and the AHL team are awesome. Knowledgeable and transparent they always kept us in the loop during both our closing/purchase processes on our homes. Selling and buying a home is nerve racking enough, but knowing we had them in our corner made the process much more enjoyable. My wife and I wouldn’t recommend anyone else.

Kim was outstanding! Greg was outstanding! The process was as smooth as a babies bottom. If there were issues I never knew of them. Kim just took care of them and us. Sean at Assist Home Loans worked his tail off for me. I was under a tight schedule with a 30 day escrow and he hustled and got it done earlier than 30 days. He promised me a good interest rate, and delivered even better. There were many hoops to jump through in order to stay on schedule and he handled it like a champ every step of the way. My real estate agent who has been in the business for over 30 years was greatly impressed with him as well, and said he planned to use him in the future. Overall awesome buying experience.
