Oh, and I do have three grand dogs. I do not have any exciting or dangerous hobbies, so you might think I am dull or boring.

Conventional loans are home loan programs that are backed by Fannie Mae and Freddie Mac, to give mortgage lenders more confidence in lending out money. They set the terms that all mortgage lenders have to follow. One of the main terms that conventional loans have are they require a 20% down payment.
Conventional home loans are the most popular type of home loan; however it is smart to work with a lender who is experienced in conventional loans to give you the best possible rate with low fees. Pretty much any lender can do a conventional loan, but only an experienced lender has the relationships with multiple lenders to get you the best possible terms on a conventional loan program.

John McCoy has been our "mortgage man" on two purchases. Both went smoothly without a complication. The money and timeline were exactly what he represented. I have recommended him to many looking for a mortgage. If you are looking for An honest, smooth mortgage progress, call "Jo John, the Mortgage Man". Way to go "Mortgage Man"!

John the F L A K E mortgage man. I was given a pre-qualification letter by John to purchase a home for $320,000. He was provided documents requested. Once I found a home and set up a closing date he had 6 weeks to fund a loan.
As the time was winding down he told me I needed to get a rental agreement for the home i was living to provide more rental income. I scrambled to have a lease signed and funds provided for first months rent and deposit.
The day before closing John informed me that because I had gone from a W-2 to a 1099 in employment that the loan would not be granted. He was given pay

John and his team are excellent at what they do. Very friendly and helpful, yet also down to earth and realistic about your ability to attain such and such mortgage. John will let you know if your "dreams" are a match with the reality of your financial situation. John wants you in a mortgage, but he wants you in one you can afford comfortably. I had numerous questions throughout process, and John gladly answered each and every one. I am very grateful my wife and I chose John, and would do so again if/when we have other mortgage needs. If you're ready to buy a home, you wont be disappointed with
