Why? Problems with the title can restrict the use of the property and ultimately result in financial loss. That's where title insurance comes in and where Crescent City Title can help you. We conduct a comprehensive title search to make sure your ownership is free and clear of any issues. A title insurance policy will protect your investment and give you peace of mind that your ownership is free and clear of any issues.
Crescent City Title is proud to say that we have the experience and know-how to exceed your expectations. We meet or surpass the compliance guidelines that are required of lenders. We are fully TRID compliant. Furthermore, we protect your interest against any title defects by carefully reviewing your instructions to ensure that all documents are executed in a timely fashion.
Depending on whether any title issues are found during the examination of a property sale determines how long each title transfer takes. Title Stream is the facilitator of the entire closing process. We coordinate with several factors needed to assimilate all the information necessary to have a smooth transition between the buyer and seller for a successful closing transaction.
Crescent City Title handles the resale of properties in Louisiana that are adjudicated through Civic Source, an online auction marketplace designed to get tax distressed properties back into the hands of the consumer. We issue title insurance policies underwritten through US National Title Insurance Company.
Without title insurance, small issues discovered during the title search could prevent the lender from loaning money on a property, therefore preventing you from selling or refinancing. Title insurance protects against claims from defects.
Defects are things such as another person claiming an ownership interest, improperly recorded documents, fraud, forgery, liens, encroachments, easements and other items that are specified in the insurance policy.A title policy protects against any financial losses as a result of these issues, whether the error was intentional or accidental.
