Southwest Home Inspections

Hello my name is Robert Yager, Owner of Southwest Home Inspections. Originally from California where I graduated high school and started a career in construction as a union carpenter, completing a three year apprenticeship and becoming a journeyman carpenter. After a visit to Pagosa Springs Colorado in 1987 I decided to relocate to this beautiful little town in the Rocky Mountains where I enjoy spending time in the outdoors.

Components and Systems covered in a Home Inspection according to the ASHI Standards of Practice. All components must be readily accessible for inspection. It is outside the scope of inspection to move furniture storage items or dismantle anything to gain access to a component. All systems such as Furnaces Hot Water Heaters A/C Units and Breakers must be on and working in order to be inspected.

The buyer's inspection is a standard part of a real estate transaction and is intended to help a potential home buyer make an informed decision about whether to buy a particular house. This non-invasive examination process typically includes the roof, basement, crawlspace, attic, heating and cooling systems, plumbing, electrical, foundation, and other aspects of the structure.

Radon is a radioactive gas that has been found in homes all over the United States. It comes from the natural breakdown of uranium in soil, rock, and water and gets into the air you breathe. Radon typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation.

Why do I need a home inspection? Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you'll want to learn as much as you can about the newly constructed or existing house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape.
