If you're considering buying a home, you're likely aware of the complexity of the endeavor. Because of the numerous factors to consider when purchasing a home, it's important to prepare as best you can.
To apply for a loan, you will have to provide the lender with detailed documentation of your financial history. The lender will request a credit report from a credit agency and will verify the information provided in your loan application. Evidence of any other assets such as bonds, stocks, or money saved in retirement programs i.e.
Refinancing is often used to lower your interest rate. If rates have dropped since you last financed your home, you may want to consider refinancing. Other common reasons to refinance include paying off a balloon payment, converting an adjustable rate loan to a fixed rate loan or to extract cash equity in your home (cash out).
Cashing out refers to the refinancing of a loan where the borrowers will borrow money on their own home. If a home is appraised at $100,000 and the borrower's outstanding mortgage loan is $60,000, it is possible to enter into an 80% cash-out refinance transaction for a loan of $80,000 (80% of $100,000).

I honestly can't say enough good things about working with Mike Deshotels. My loan had been pre-approved by two different lending companies and then declined close to closing both times. I had used Mike on a past house but because I had moved out of the area it didn't dawn on me to call him up until my mother said something to me. And sure enough... best call I ever made. He got my loan through in NO time and I'm even closing two days early now! I will NEVER try another lender without going to Mike first. Mike Deshotels is amazing, thorough, and logical. He gives you realistic lending options and explains every unclear concept to ease all uncertainty. His prequalification process basically prepares you for the underwriting procedures during the lending process and is so smooth and seamless AND quick because of the pre-work he does to get you to the process. Mike makes sure to explain to you how all assets and liabilities are calculated and insures that once you've bought the property, you will not be "house poor". He would always say that to me lol. Forever thankful for everything Mike did for us! We contact him 1 month before our house was done after having some issues with our first lender .
