Adams Property Management is a professional property management service in Bellingham, WA. We have over 39 years experience in the Bellingham/Whatcom County area in maintaining and managing apartment units, single family residential homes, condos and commercial properties. We provide monthly financial statements for rental properties we manage for our clients nationwide.

My name is Howard Adams, I've been a Property Manager in the Bellingham/Whatcom County area for over 40 years. I opened Adams Property Management in May of 1993 and my wife Carolin now helps me run the office.

In my years as a property manager I've gotten to know many of the venders around the area who do repairs that would be needed by a rental house or apartment so when these things occur it can be taken care of quickly which keeps tenants happy.
Our fees for finding tenants only on residences we do not manage is equal to one month's rent that would be asked for that particular residence. We charge one-half of one month's rent or $500.00 which ever is lower, when we find tenants and a $70.00 administrative fee if tenants renew their lease at the end of their current lease period.
Our units are not Party Houses! Keep in mind that you live in close proximity to other people. We have a 10:00pm noise curfew on weekdays and 1:00am on weekends (Friday & Saturday nights). First complaint will receive a written warning; eviction will take place on the second complaint. Move-in-Inspection/Walk-thru, with the property manager for Bellingham are done 9:00am to 3:00pm Monday through Friday (except holidays).
Adams Property Management has established the following guidelines for approval of ALL rental applicants applying to our company for the leasing of rental units. All adults who will be living at the premises will fill out an application. All Rental Applicants are required to provide Picture Identification or Passport and SS Card or Military ID.
Applications are required by all prospective tenants for any of our available rentals. All applications do have a $40.00 non-refundable processing fee. No prospective tenants will be accepted without applications being processed and approved. No applications will be processed until the $40.00 processing fee is paid.

We rented from Howard and Caroline for 5 years, and while their management style might not work for everyone, it was perfect for us. We were comfortable handling the majority of maintenance and repairs on our own, and they were comfortable being "hands-off" landlords. We paid a very reasonable price the entire time that we rented from them.
They are also good people. I will miss having small chats with Caroline once a month while turning in rent.

I've lived in Whatcom county most of my life and I've rented from many property management groups, most are pretty fair. Truthfully Adams is the second worst (Lakeway wins first by a landslide- oi vey). This guy...I've never been so abused by a property management company. Know your renters rights, people! DO NOT let Howard Adams bully you!

I've been a tenant with Adams for over three years, and have been pleased with the no-nonsense approach they take with property management. Problems generally get fixed quickly, and they'll be a respectful and attentive landlord as long as you're an attentive tenant.
They have a reputation for being strict, but I've always been a respectful tenant, and am treated with the same respect.
They've never played games with nickel-and-diming security deposits, something many other landlords in Bellingham seem to love to do.
